Suites Tulum

February 7, 2026. The Tulum area is lovely, but I’d avoid Suites Tulum. I’ve rented lots of apartments and understood the tradeoffs we were choosing, including the location, rustic style, and comfort level. Once we got there, though, the reality was completely different from what the website showed, and the place was unsanitary. There was mold on the windows and curtains, the back doors and mosquito screens were broken and wouldn’t close properly, and the sofa was dirty. IVO was professional and helpful when welcoming us, and they’re lucky to have them. We were offered another room, but it wasn’t any better. They offered a refund for one night, which we declined because for us it was a matter of principle, not the property’s condition. As a homeowner, I’d be embarrassed to rent a place like this. The cost wasn’t worth the stay at all, and renting it out at that price is ridiculous.

It’s a little farther down the main strip from the bars and clubs, but getting around is easy and it’s peaceful. I loved my stay at suites Tulum. This was my first solo trip to Mexico, and the staff were helpful, friendly, and easy to talk to. There was live karaoke at the bar in front of the suites, with amazing food. Across the street, a little coffee shop had smoothies and pastries in the morning.

Watching the sun come up over the jungle while making coffee in the outdoor kitchen was such a nice start to the day. The bed was super comfortable, and the rooftop plunge pool and beds were just what we wanted. The location was perfect, and having access to the beach club across the street was so convenient. Nico, Ivo, and their team took wonderful care of us, with great support and customer service. We wish we’d stayed longer and can’t wait to come back. Highly recommend this little boutique hotel.

We first stayed at Suites Tulum in 2020, then came back in 2022, and it was lovely again. They’d added a rooftop with a small pool and incredible views over the jungle. The sunsets from up there were amazing. We had one of the new top-floor rooms, and it was beautiful. I loved the natural materials, the wall tapestry, and the bedside lights. The beach is still just across the street and just as beautiful as it was two years ago. Thanks for another great stay.
