The apartments are lovely, though privately owned and rented through Airbnb. We didn't see anyone using the shared pool during our stay. Since the development is fairly new, construction is happening on every nearby street. You can bike easily to both the beach areas and Tulum town, but parts of the route are completely dark at night, so take care.

I booked a stay but never went, because the customer service experience made me very uneasy. Emails came every day at 1 a.m., and they tried charging my card several times. After taking the payment, they sent a link saying I had to submit a selfie with my American ID held next to my face. That felt unsafe. I called Booking, and they told the property that requiring this goes against their security policy. The property then sent a cancellation. The whole thing seemed very sketchy, and I'm glad I didn't stay. I noticed that most of the high reviews didn't seem to be based on American guests' experiences.

There was usually enough parking, and the building felt secure with key access and a guard on duty overnight. We stayed in a large, spacious apartment by the pool. It was kept in good shape and cleaned regularly, though leaves from the trees above fell into it every day. The restaurant on site was handy and good. Groceries were pricey, but Super Aki was only a five-minute drive, so that wasn't an issue. Zama Gardens is part of a huge development, so expect daytime construction noise. Go before the area gets much bigger.
