I was here for work for the first time and Chris gave me such friendly, welcoming service. She showed me to a spacious, very clean room with a comfortable bed and soft sheets. I liked the little details on the bath towels. There’s good off-street parking, and it’s an easy walk to the baaa bar around the corner, Dundas st dairy and other food places. It was reasonably quiet, with only a little road noise. I’m back in two weeks and have already booked again.

Watch your card charges after checkout. Our booking was for four adults, and that was exactly who stayed: my elderly parents, my sister and me. After we left, the hotel charged my card for an extra guest. When I called, they gave conflicting reasons, including saying someone had seen us with a three-year-old child. That was completely untrue. They said I had to return to the property in person to get the charge corrected, which I couldn’t do because we’d already left town. I ended up disputing it with my credit card company. Very disappointing. Check your statement carefully after staying here. There was also loud music and singing from a nearby party until after midnight, making it hard to sleep. The hotel didn’t acknowledge or apologize for the noise.

Our upstairs unit had a shared front door, and the carpets in both the shared area and unit were filthy and stained. There were dirty marks all over the walls, a yellow-stained toilet seat, and marks in the vanity sink. The tap was very loose, too. Everything looked old, tired and dirty. The bed had a hot velvet bottom sheet and flat pillows. Our stay in Dunedin was very disappointing, and we couldn’t wait to leave. I’m not sure how this place ever got a four-star review.

I booked and paid for two rooms, then realized less than an hour later that my wife had already made a separate booking elsewhere. I called right away to explain the honest mistake and ask for a refund, even a partial one. They flatly refused, with no understanding, flexibility or interest in doing the right thing. For a business that depends on customer service, this was a complete failure. Mistakes happen, but decent businesses know how to handle them. This one clearly doesn’t. I’ll never book here again, and would advise others to think twice before spending their money here.
