Station 3 is quieter, though it means being farther from the nightlife. The house itself is large and right on the beach, with two floors and four bedrooms, each with its own bathroom. Two of the bedrooms are quite big. Towels and beach towels were provided, restaurants are nearby, and the air conditioning worked well. Service was a mixed bag. There’s a manager on or near the property who seemed a bit edgy, and the staff are somehow affiliated with a tour guide who wasn’t very impressive. The door latches are old. One key broke, so we paid for a replacement lock instead of just a key, and some of the other doors and locks gave us trouble too. The warm water never got hot and didn’t last long. There were basically no amenities. I stayed with three friends at Mabuhay House in September 2025. I wouldn’t stay there again. For a large group that can live with service hiccups and few amenities in exchange for a big house, though, it might work. I also felt Boracay had passed its best days, but that’s a general impression, not a criticism of this house.

I asked them to honor the booking, but they cancelled it instead. The team takes no responsibility for its mistake, so book at your own risk. Mabuhay Beach House in Boracay, Philippines, contacted me through Agoda to say a system glitch had made the price on my reservation incorrect. I’d reconfirmed days after booking and everything had been validated. After fees were charged to my card and the booking confirmed, I shouldn’t have received an email about an error two months later. Two months! It makes you wonder how responsive they’d be to a guest’s needs. Very unprofessional from both the team and the website they work with.

A nice place for a family or friends, with spacious rooms and a fully set up kitchen. Some of the furniture is a bit old and could be replaced to make the stay more comfortable.

The beach is peaceful and perfect for relaxing, and there are plenty of good places to eat and shop just a short walk away. The location is nice, management is good, and the rooms are wonderful. I last visited this great vacation spot in 2009, but I’d go back and recommend it to anyone looking to unwind.
