38 Park Avenue Condominiums

The building facilities were great, especially the infinity pool, and the staff were professional and helpful. I rented an Airbnb at 38 Ave Park Avenue and found it very clean and well maintained. I’d highly recommend staying here.

The location is the only thing I liked. My partner and I had our worst condominium stay here. The lobby looks good inside and has a view of the pool, but the pool itself was dirty. There were dead cockroaches in the outer area used to filter its water. I was so disgusted I took a long bath afterward. The receptionists were disrespectful with tenants, and check-in and check-out were awful. Staff didn’t even offer basic greetings in the lobby. When we carried heavy luggage past them, they just looked and didn’t offer help. There’s no key card for room access either, just regular door keys, which is a hassle.

I’ve stayed at 38 Park Avenue twice, and it’s now my go-to place in Cebu. It’s right by many of the main tech offices and coworking spaces, so you can live, work and have fun all in the same area. Ayala Central Bloc is only a few minutes away on foot, and the popular night food market is close by for late-night food. A great choice for business or leisure, highly recommended.

I spent two months here, after also doing a two-month stay last year at the neighboring Avida Riala Towers. This building is newer and cleaner, and it has a washing machine, unlike Avida, which was inconvenient for a longer stay. Ayala Mall is just a 3-minute walk away.
