The outdoor area is my favorite part. In the morning you can hear birds and enjoy the cool breeze with a free cup of brewed Barako coffee. Meals are available if ordered ahead, either in the dining area or delivered to your room for an extra charge. It’s a convenient spot near the bus terminal and SM Lipa, with friendly staff, plenty of parking, and tricycles easy to get. For a budget stay in Lipa, it’s a good option. The room is clean and reasonable for the price, with towels, shampoo, body wash, toilet paper, Wi-Fi, and TV. There’s no toothbrush or toothpaste. The aircon and hot shower worked, though I wish the blanket were bigger and thicker.

The parking is spacious and the location is very convenient. Kuya guard and the receptionist were courteous and accommodating. The bed and ventilation were okay, but the toilet and sink were dirty and smelly. I had to hold my breath while brushing my teeth. The shower curtain was dirty and hadn’t been laundered, and the shower heater barely worked.

The staff were friendly and accommodating, but there are too many charges that feel unnecessary. They bill for corkage and even a deposit despite the stay already being paid in full. The hotel feels overpriced for an old place with limited amenities. Its TV is outdated and can’t stream Netflix, even though the internet works fine; the television itself just isn’t capable enough.

It’s a handy place to stay if you’ve missed the last transport to your destination, with cozy, spacious, spotlessly clean rooms just behind the bus station. Reception is open 24 hours, and snacks and cold drinks are sold around the clock, though there are no beers. The restaurant closes early, unfortunately. WiFi is excellent, and there’s a pleasant smoking area.

Very old. Tiny bathroom, with no mirror. The hot water is instant, and the system isn’t earthed. The bed is horrible, and the pillows aren’t good either.
