I spent my first two years studying engineering here, back when this was Mapua Institute of Technology, Doroteo Jose Campus. I hadn't realized the site had since become a residential condo and hotel development.

The room was clean and modern, and the furniture looked new. To find it, drive down past the security booth, keep along the wall on your right, and go to Reception at Amaia Skies. They'll call someone from RedDoorz to escort you to the condo room. A good stay.

I've lived at Amaia Skies Avenida for over a year and I'm selling my unit now. Paying association dues while the elevators and their vandalized walls stay dirty is embarrassing when I have visitors. The place is livable, but I don't think it's worth investing in. It might suit U-belt students, people with businesses nearby, or families who already have relatives in the area. Buyers should think twice or three times before committing. The Ayala name doesn't mean you should expect too much. I know I'm not exaggerating when I say I really hate this situation. Getting around is easy if you don't have a car. LRT Line 1 Doroteo Jose Station is right beside the building, LRT Line 2 Recto Station is under a five-minute walk away, and northbound buses stop beside the LRT station. Fast food places like Jollibee, Mc Donald, Chowking, and Mang Inasal are nearby, as is Manila Grand Opera Hotel with its restaurant and casino. Isetann, Lucky Chinatown Mall, 168, 999, and Tutuban are roughly 5-10 minutes away by PUV. There's a Puregold on the ground floor, along with a coffee shop, laundry, and BPI Bank. Two 711 stores are beside the condo, one on Doroteo Jose St. and one on Tomas Mapuas St. The guards are good and always greet you. The condition of the building has been poor since I first moved in, even though we were among the first residents. The elevators are filthy, their walls are grimy, and the hallways are dirty too. There are over 30 floors but only three elevators, so queues are common. When people arrive at once the line gets long, and sometimes an elevator breaks down, leaving only two working. The sensors can act up and trap you inside. Many units have water leaks, wall cracks, and problems with water lines and drainage, and complaints are still coming in. The neighborhood is dirty and polluted because it's in Recto Avenida, and there are many homeless people around. It's noisy at night from jeepney mufflers, tricycles, motorcycles with open pipes, and private vehicles passing by. You can hear them clearly because the windows aren't soundproof. Mornings are especially loud. Maybe that's worse because I'm on a lower floor, but that's no excuse. The developer should have installed soundproof doors and windows. Traffic also builds up when buses use Doroteo Jose St. to get to the terminal and several arrive together.

The facilities are only average, but they match what you pay. I stayed here for a while after taking a unit, and the location worked well: LRT 1 and LRT 2 are close, universities in the U-belt are walkable, and Divisoria and key downtown Manila spots are nearby.

It's right in the middle of U.Belt, which makes the condo appealing for students looking to rent. The location is outstanding, with the Manila Grand Opera Hotel and casino nearby and an LRT station close by too.
