This has become my go-to place. I've stayed at Park Avenue twice now, and the rooms are spotless and the food has been delicious every time. The people here, from the staff and officers to the owners, are kind and attentive, and I felt completely safe and looked after. On my first visit I booked a standard room, and the owners thoughtfully upgraded me. The second time I arrived at 1 AM, feeling sick and unsafe after my previous hotel. They got me into a room right away and helped me settle in. The hotel sits inside a gated residential compound, which adds to that sense of security. I love the old Filipino house it's in, with its captivating old-world charm. There's a little hallway museum of photos about the house's history, and owner Marites Ang shared some lovely insights. They also have a great selection of books on the bookshelf. I'd give it 100/10 and can't wait to stay again.

From the warm staff, including receptionist Kim, to the owners, who are super sweet, we felt like welcome family. The price is very reasonable, and we had the best stay. It's easy to get to from the airport, and the quiet road has a guarded gate, so the area felt safe and peaceful. We started in a twin room and were upgraded to a spacious, clean king room. The shower there was the best I've had here, with steady heat and strong pressure. The room had bedside lamps, a desk, kettle, and coffee, and the AC worked well without being noisy. The 1920s boutique charm comes through in the careful decor, soft lighting, high ceilings with decorative motifs, and well-kept tropical hardwood floors. There are large trees, including a mango tree and another fruit tree, plus two terraces for breakfast. We loved the topsilog, the best I've had so far in the Philippines, and there's a shared kitchen if you want to store food in the fridge. We had a delightful stay and would recommend Park Avenue Boutique Hotel to friends and family visiting Manila.

Andy at reception made me feel very welcome and was great to talk to. She helped me figure out how to get around and suggested food and places to visit. She even let me try some fruit from the trees along the private road, mango and something like red jackfruit. The owner was friendly and eager to help, too. The hotel is very clean and reasonably priced. I felt safe and comfortable in my room, which had AC and a private bathroom. There are a lot of people around the neighborhood, though, and outside the gates it can feel a little intimidating. I guess that's part of being in central Manila.

Everyone working here is incredibly friendly and ready to help with whatever you need. It's a lovely place near the airport, or a good base if you'd rather explore a more local part of Manila instead of Makati. The area isn't touristy.

We had a hassle-free short stay and left feeling refreshed. The place is so clean, from the reception to the room, kitchen, and garden, and it has a really homey feel. The staff gave us a warm welcome. Park Avenue Guesthouse 2443 is a very cheap place to stay, yet the hotel feels clean and elegant. I really enjoyed it.
