The flooding was awful, reaching almost 6 feet, especially on 10th avenue. Before we rented, they denied it when we asked. We had to pick our way through the water and get past garbage and rodents. Repairs during the stay took ages, even for small things like loose knobs or switches, and we still had to pay for them. We also lost our downpayment despite leaving the apartment in good, even improved, condition. They charged us for renovation materials after admitting they bought them in bulk and already had them in stock. I’d look at other village rentals and avoid the corporation that owns this development. Don’t rent from them.

This is a flood hazard area. Don’t live here. There’s no rescue plan from the corporate admins, and the utility bills are wrong. They also allow bed spacers in other rooms who act like Tondo/street people. They smoke cigarettes in the common areas, including the stairs, and leave their doors open so everyone can hear the noise. Waste of money!

During Typhoon Carina on July 24, 2024, the flood just outside our unit in Riverside Executive Townhomes reached neck level. This is a picture from inside the unit.

We had a terrific night talking with the guards, but the security guards were poor at dealing with visitors. They should be trained better.

It’s a nice place in good weather, but it turns into a catch basin during medium downpours or runoff from the highlands.
