I’d been renting there since August 2023. In July 2024, they raised the rent and told current tenants to sign a new contract with a deposit, advance payment, and a damage security fee that seemed dubious. When I asked to pay the extra charges in installments, they gave me just 15 days to move out and wouldn’t resolve it with the barangay captain. I also heard other tenants had received similarly short notice. The management practices were really bad. The rent increase also seemed higher than the law allows. I paid 4000, and they wanted 5000. Based on my calculation, it shouldn’t have gone up by more than 280, or 7% of my existing rent.

The location was convenient, close to markets and other establishments. Emilu's was within walking distance, and the fare to SM Tanza was just 15 pesos. The unit had a bedroom, bathroom, kitchen, built-in dining area, and cabinets, with nice cool breezes in the afternoons and at night. The previous rent was 3,500, with one month advance and one month deposit, and it recently went up to around 5k. There were a lot of problems, though. The water bill was 150php per person. A tenant who bred animals in the backyard had a disgusting smell coming from their room, and there was also a foul odor from the windows meant for aircon. I don’t know if that was fixed after the rate increase. The drainage in front of the condotel smelled bad too, and no cleanup was done while my relatives rented there. The CCTVs weren’t working, though I can’t say if they’ve since been repaired or replaced. The no-smoking rule wasn’t enforced well. My auntie had to breathe secondhand smoke from a foreigner tenant who kept smoking and acted entitled. There was also a 30-day PAYABLE notice, even though it wasn’t in the lease my niece signed. If you move out, make sure to use the one-month advance payment. My relatives didn’t get theirs back, even though they hadn’t used it, because they had to leave right away for safety concerns involving an 🍑💩🕳️ tenant. My sibling had a traumatic experience there. I hope nothing similar happens again.

The building is about seven floors and looks like a nice place to rent, but it’s an apartment, not a hotel. There are lots of restrictions, including no smoking, a curfew, and no visitors.
