Rose Palace Hotel, Garden Town

It’s an affordable, acceptable place, and the rooms are fairly decent with air conditioning. The location is close to the main roads, but the surrounding area in Usman Block of Garden Town is crowded, dirty, and smells bad. There are no windows in the rooms, no open-air space or lawns, and parking is outside the hotel. There’s no restaurant service. Cleanliness inside was fairly good.

The room was roomy and pleasant, and the service was good. I wasn’t happy with the breakfast, though. For this location, the rate felt a bit expensive.

We got there straight from the airport at 10:30 pm on 3 August 2025, after booking a week earlier. The hotel wouldn’t acknowledge the booking and asked for a different rate. I paid because it was late and we were worn out from travelling. They put us in room 658 on the ground floor, which looked like an old, haunted place and was nothing like the photos on the booking sites. The sockets and Wi-Fi didn’t work, so after 40 minutes they offered another room upstairs. It was very dirty, and we refused it. In a third room, we found after half an hour that there was no water at all. Reception told us to wait another 30 minutes for a plumber, even though it was already nearly midnight and we were hungry, tired, and couldn’t use the bathroom. We asked for a better room, since we’d seen the Booking.com photos. They took another 30 minutes to decide, then returned our deposit and said they had no other rooms and we should find somewhere else. We’d already ordered food for delivery, and the driver was calling while the hotel was telling us to leave. It was a really strange situation. We quickly booked another nearby place at a higher price because we had no time, took another ride, and got there at 1 am without food or anything. Please save yourself the hassle and don’t waste your time or money. The rooms were shabby and smelly, with water-damaged walls, dirty sheets, blankets and pillows, and a bad odor. The staff were rude and unprofessional. Don’t rely on the star rating, or you could end up having the same experience I did. I hope this helps anyone visiting for the first time.

The family-friendly atmosphere and professional staff made my 14-night stay at Rose Palace Hotel a great experience, and I’d happily recommend it to families. I’m looking forward to coming back. A couple of things could be improved. The rooms need a more thorough clean, especially the bed frames, cupboards, curtains, and floors. Housekeeping is doing its job, but closer supervision would help make sure the whole room is clean. I’d also like tea made with fresh dairy milk, or a choice beyond tetra pack milk.
