Old San Juan was an amazing location, but it was the only thing going for this apartment. I was excited to stay at Casa Las Ruinas on my first solo trip to Puerto Rico, but the experience turned disappointing fast. Don’t book here. It’s nonrefundable, so there’s no way to get your money back if you regret it. When I arrived, there was no AC remote, and the unit was blasting at 62°F. Since the AC was mounted high on the lofted wall, I couldn’t adjust it by hand. There’s no desk on site. I called the office the next day and was told they’d contact the owner and call me back soon. That happened twice, with no callback. On my third call, I was told the remote couldn’t be delivered until the next morning. I was freezing and uncomfortable for two of my three days. The shower knob was also inconsistent, so I never knew where to set it for hot water, and the pressure was awful. It was hard to shower comfortably. The apartment looked cute at first, but it was underwhelming and not up to standard. Some lamps and other appliances were broken, and fake potted plants were among the easy-to-replace things that needed attention. The cleaning staff seemed to spot clean only. On the first night I found an open condom wrapper under the bed, and there were moderate stains on the furniture. The room door was very hard to open and would catch unless I turned the knob just right. The listing showed a balcony, rooftop terrace, and waterfall areas, but none were there. That felt like complete false advertising. I called the office to ask directly about those listed amenities and was told they belonged to another building in the area and I couldn’t access them. It was extremely disappointing and made the whole booking feel like a scam. Consider other options. Most likely you’ll be uncomfortable and wish you’d booked somewhere else.

The photos look pretty, but the place wasn’t great in person. We arrived, saw our room, and the vibe felt off, so we checked in and immediately checked out. The room had no window, and there was a dirty towel left behind. We spent less than 45 minutes there and didn’t stay a night. There was no one on site to speak with about our needs, and the property has a strict no-refund policy. We got $0 back for a four-night stay, even though we asked about a partial refund. I found that unusually strict. I’d stay somewhere else where there are actual people around.

There was so much noise, from outside and from the interior garden, echoing loudly until around 3 a.m. I’m not a light sleeper, but it was loud. We were in the heart of San Juan, yet I would never stay here again. I’d give it zero stars. When we arrived, we found an empty room where we could leave our luggage, but the place was under construction. Dust was everywhere, and the rooms had trash, grit, and dust. The sound carried throughout. Door codes didn’t work for us or many others, so we had to wait until someone could come let us in. They just opened the doors, with no apology or concern about the dirt and debris. They shouldn’t rent the place while it’s being renovated.

We couldn’t sleep for two nights because our room was beside the road and the noise was extreme. Then the AC stopped working after the first day. Property management is virtual, and they didn’t respond. They also never brought towels after we asked. We eventually left and booked another hotel for the rest of our stay. It was a complete disaster. Don’t book this place. I wish I could give it a negative rating.

The mattress made it hard to sleep. It was very thin, almost like being on the floor, and had a noticeable dip in the middle. It really affected the stay. Such a shame, since the rest of the hotel was lovely. This place has a lot of potential, and replacing the mattresses would make a big difference. The building is old, but its beautiful colonial style captures the history and character of San Juan. It has a lot of charm and a special atmosphere.
