The two young women at reception were kind, but at this price I’d choose somewhere more modern or an older place with higher standards. Maybe it’s more comfortable in summer. We stayed two nights in November. The reception is open for check-in only a couple of hours, and luggage can only be stored until 17:00 on checkout day. I wouldn’t recommend arriving by car, though I wouldn’t recommend driving into Sintra anyway. I was offered an “upgrade” to Room 1 and tried to turn it down because it’s right beside reception, the main entrance, and the breakfast area. I’d booked a smaller room for more privacy, but they said the others were full. Room 1 is large, but its door isn’t insulated and opens straight onto reception. It was very damp, and the bathroom couldn’t be aired out, so a bad smell kept coming from it. The breakfast looks cute in pictures, but everything seemed supermarket quality, which surprised me after having such good breakfasts at cheaper places in Portugal. Waffles could’ve been a nice touch, but they weren’t cooked well and came with ice cream toppings. The breakfast room was freezing in winter, so I skipped breakfast the second morning.

The owner was wonderfully welcoming, and the building has a lot of character. It once housed workers from one of the nearby mansions, and the owners have done a nice job keeping that feel while adding some modern touches. Our room was spacious, with a good sized shower stocked with what you might need and a bathroom with a charming old sink. The guest house is right among the main sights people come to Sintra to see. There’s so much to fit into a day that I’d recommend staying overnight.

We had a spacious, very clean room and found the location great. Karen and her staff were so helpful with all our questions. Breakfast was more than enough, and there are two restaurants on the same road that are well worth trying. Such a lovely find in Sintra, do stay here!

Sintra 1012 Boutique Guest House was a marvellous place to stay. Our room was the biggest we’ve ever had, and it’s close to Town Square. The staff were so helpful and patient with guests who don’t speak Portuguese. Highly recommended!
