North26 Aviatiei is superb, and I highly recommend staying here.

The complex looks nice aesthetically, though that's subjective. There's a children's playground and shops just two steps away, and the back is very quiet in the evening. But the problems are significant. When it rains hard, the basement floods, and the developer still hasn't fixed it. Parquet is giving way in many places, which neighbors have noticed in other apartments too. Plaster was done hastily in a lot of apartments, as neighbors have confirmed. There's no soundproofing between apartments, so conversations carry through. The apartment door is a joke, and you can hear every intercom on the stairs. Sometimes smells, including food smells, come through the bathroom ventilation even when it's off. The garbage area is a complete disaster. Phase 2 is planned behind the complex, which means noise and dust.

I first picked up their brochure at a real estate fair, then checked the website. The information there seems transparent, from the exact location to apartment plans, prices and contact details. The plans suggest the apartments meet the minimum area requirements for each room, though they don't give dimensions. Kitchens are closed, as they should be. Some spaces, like the width of the living rooms and kitchens, seem a little small, and the lack of storage is a big minus for me. The prices seem acceptable given the general madness and the relatively good location in a developing area. The project plan has blocks with only 6 floors, which seems decent beside new projects with 12 floors and cramped, ghetto-style blocks. I checked Google Maps, and the metro really is a 15-minute walk, 1.2 km, so that information is accurate. I'd call this one of the more honest projects, with real information and decent prices for a new development and its area, especially when they've even asked 1700 euros/sqm for blocks of flats over 30 years old. Until I can possibly view it, this has all been a pleasant surprise, and I congratulate them.
