Breakfast was AMAZING. The noodle dishes were excellent, and the pad see ew was honestly 100/10. Fried rice and rice soup were the weakest choices, try them at your own risk. Reception and the rest of the staff were impressive, responsive, and helpful. The beach is an easy walk away, a big plus. We were in Villa #9, a three-bedroom villa for six. We added two guests for 1,000 thb per person per night. The villa allows only three children aged 0-6; older kids count as adults, so plan ahead with family. The private pool is tiny and very cold, more for soaking than swimming. My nephew didn't want to play in it. The shared main pool is much better. The shower pressure was very weak, and hot water kept fluctuating, which was frustrating with kids. Every bedroom has a balcony, but there's nowhere to hang wet swimwear, and ours was very dirty with lots of pigeon droppings. Birds flew in often, and our group was concerned about cleanliness and health. Towels were limited and we had to ask for more. For a beach and pool villa, they should provide at least twice as many to start with. There are a lot of insects and the kids got bitten. I understand the place is close to nature, but families should bring repellent and a small first aid kit, especially for children who might react badly to bites. The entrance from the main road is confusing and poorly signed, so first-time visitors could get lost. More signs would help. Great location and service, but the balcony cleanliness, towel supply, and water pressure need improvement. I'd recommend it more for adults than for families with young kids unless those issues are fixed.

The beach is only about 30 seconds away on foot, and the villa is child-friendly. Breakfast is included: each day they ask what we'd like from the offered menu, then cook it and bring generous portions. It was yummy. All the villa staff gave us a warm welcome, communicated professionally with us and other guests, and looked after our wellbeing by bringing what we needed on time. The villas' beach access was completely full during our stay, but that wasn't a problem. Thanks for taking care of us throughout the trip. I'd recommend Simantra private pool villa for a family stay in Cha-am.

We lost 1,500 USD during our stay from 2-5 Jan 2026. Most of us were foreigners. On 4 Jan, five or six maids came to clean the villa before noon. Nobody was upstairs, and three of them cleaned the second and third floors. In the late afternoon, we noticed the money was missing from a purse inside a handbag on the third floor. There were no cameras in the house, so it was impossible to identify who took it. The property wouldn't take responsibility and said the maids hadn't found any money. The manager told us to report it to the police and brought all the maids to the police station. That didn't help; even the police couldn't find fingerprints. We lost three hours dealing with it and had to return to Bangkok on 5 Jan. Please be careful choosing this property. If someone did this once without consequences, they could do it again, and no one may be able to help you.

I came with my Thai girlfriend's family, eight people in all, and we stayed in a three-bedroom pool villa. Everything was okay, nothing especially good or bad. The central pool is about 20 metres long and 1.5 metres deep, enough to swim laps while still being kid-friendly. The photo shows the small 'get wet' pool attached to our villa.

The rooms were beautiful, clean, and had very comfy beds. It's well appointed and easy to get to the beach. A great place, and I’ll likely come back.
