The room description said it had air conditioning, but it turned out to have only a fan. I messaged the owner and got no reply. On the first night, the fan broke at 1:50am, and I spent the rest of the night trying to sleep with no ventilation. In the morning, a staff member replaced it with another wall fan without even apologizing. When I asked about changing rooms or the message I'd sent, he said he needed to speak to the boss, but nobody ever followed up. I also mentioned the pillow, shown in the picture, and that the mattress was too hard. No help or solution there either. On my last night, the heater failed and the fridge stopped working. Cold water didn't bother me, but the lack of even basic communication made me feel stupid and ripped off. The place was clean, but it wasn't worth the money. They didn't even provide a bottle of water. I wouldn't return, because if you need help, forget it.

We booked at the last minute on the day of our stay and were surprised by how comfortable it was. Our room had two queen beds, a private toilet, and a dining area. It was listed for three people, though the beds could fit four. The room was very clean, and the air conditioning worked well. Even in the old town, it was quiet. The building is simple and the price was very affordable, so we expected a basic stay. Instead, it was really comfortable. The location was convenient too, around four or five minutes on foot to the busy old town area and about ten minutes to the Saturday night market. I'd definitely choose it again if I visit Chiangmai.

A comfortable little place in a great spot. I realized I'd booked a fan-only room by mistake, and they kindly moved me to one with AC for an extra fee. The shared kitchen had what I needed, the WiFi was great, and there was a washer for 20THB a load. A 7-11 is just around the corner. The mattress was very firm, which is down to preference, but I'd stay again.

The location and rooms were great, and the family room worked perfectly for us. Everything was new and clean. Having a kitchenette and a shared kitchen was a big help since our son is a picky eater, and we could make his favorite meals. The manager was very attentive and helpful. I can't see us staying anywhere else in the old town.

At 900 baht a night, it felt like a rip-off. There was only a fan, no TV, and no free water. The curtains were too thin and let in light. The toilet and shower were on the same floor level. I got two towels the first night, but after the room was cleaned the next day there was only one, and it had a hole. The mirror was off to the side instead of above the sink.
