For a short visit focused on Warorot Market, the location works well. Chiang Mai has lots more to see and shop for, though, and there are plenty of stays that feel like better value. The hotel itself is clean and tidy, and the staff are friendly, but there's no elevator. I spent one night in a superior room upstairs. It was bigger than the standard room, but that was the only difference I noticed. The two standard rooms on the ground floor can be noisy, since guests pass their doors on the way to their rooms and the housekeeping storage is opposite, so mornings are noisy too. Opening a window lets mosquitoes in quickly, and there's not much point anyway since it faces a wall.

The rooms are small, and the photos give a misleading impression. They're clean, but the building seems very old, with no sunlight coming through the windows, so the room feels damp. Toiletries are limited to a bath towel. The location also isn't convenient for tourist sites.

The windows look out onto the parking lot and road, and the AC is moldy. Noise carries in from the lobby because there's no soundproofing. It's a very old, noisy hotel, so I don't understand where the positive reviews come from.

Rustic River is my favourite boutique hotel, full of charm and tradition, and it was great to come back. The location is great, the room was huge, and the staff were fantastic. They've made some nice improvements since my last stay too. See you next time 🤗

We really liked our room during our four days in Chiang Mai. It was spacious, very clean, and had a massive bed. The staff were all friendly and helpful, and suggested some great things to do. It's not right in the town centre, but the walk is only about 15 minutes, with lots of good breakfast places and cafes nearby. I'd definitely recommend this small hotel if you want to be away from the noise downtown :)
