We booked villa 322 through Airbnb, and it was very expensive for what we got. The sewage smell was awful, like a dead body, the air conditioning didn’t work properly, and we had no water for two of our three nights. Nothing was fixed. The house manager, Mew, was horrible, didn’t seem to care whether things worked, and wasn’t responsive. I can’t recommend it at all. We tried to sort things out amicably and sent messages asking for help, but got no reply. After we went through Airbnb’s formal process, we received a petty message from her: “Congrates for getting refund. lThis is so disapointing. Helping you of good will, giving you a better place to stay, get refunded and bad review. Did your friends all know you got refunded?”

For foreigners wondering what it’s like, I’m Thai and found the village very clean, with good management. It isn’t dirty at all, and seems like a nice place to live.

The houses are very expensive, but you get a nice view down the hill toward Pattaya. The staff were really helpful. If your house is at the far end of the complex, though, it takes a long time to get to it.

It’s a well-managed development with great views and an executive lifestyle, close to all the attractions. I’d call it the best private villa development in Pattaya and ESB, the Beverly Hills of Pattaya, and one of its best-kept secrets.
