The room is new, as construction on the project finished no more than two years ago. The condo has good service and a nice pool, plus a sauna, steam room, and two gyms. For me this is the best location in Jomtien, near all the markets and shops, with lots of cafes and restaurants. Definitely recommend it.

The noise and lack of rule enforcement have made this a poor place to live. During the day it's so loud that work calls or even listening to music can be difficult. The walls are very thin, so neighbors can be heard at all hours; complaints only lead to warnings, with no real change. The community space can feel like an unsupervised playground, with no parents or staff keeping an eye on things. Pool rules are posted, more than ten of them, but management doesn't enforce them. People smoke, eat, drink, and make noise around the pool well past midnight, even though it is meant to close at 9 PM. The sauna and steam room are also in bad shape. Wooden planks are loose or broken, screws are exposed, and some surfaces feel unsafe. Children threw plastic bottles onto the hot sauna stones, so the stones were removed; now the sauna doesn't heat properly. People also pour pool water onto the stones, sometimes with discarded bottles, and the steam room has a persistent bad smell. One pool even turned green and took four days to be closed for inspection. There are safety problems too. Pool lights are broken or have exposed wires. I've seen people ignore security warnings, and the guard is often asleep or distracted by his phone at night. People come in through the car park without checks, and we even found a child going through garbage inside one of the buildings. Management spends much of the day on their phones and repeatedly ignores issues. They also allow stays under one month, which aren't permitted, adding more disruption for residents. At a meeting with Dusit representatives, someone threw a pack of cigarettes from an upper floor straight into the pool. Everyone saw and heard it, but nobody reacted. That made it clear the situation isn't being taken seriously. I signed a one-year contract but am leaving early. They can keep the deposit. I just need somewhere better to live. If you're after a peaceful, safe, well-managed stay, this isn't the place: it's noisy, rules go ignored, and management shows no interest in fixing the ongoing problems.

I was fined for parking in a spot that had previously been allowed, with no no-parking signs and lots of other motorcycles parked there. Hotel staff make up rules without warning and then start fining guests.

The sauna was out of order several times, and a few nights I was woken by a fire alarm for no reason. Staff didn't seem to care about me. A few of my orders went missing, and I had to spend time tracking them down because they had been left in the wrong place. This dirty condo needs a proper clean. The common areas are very dirty and never cleaned, and the walls look like they're from an old building. Cockroaches walk on the floor. There are only a few deckchairs, and even those are damaged. The walls and door are so thin that you can hear the neighbors, and no one seems to care about keeping quiet at night.
