I lived in this building for a year. The place itself is really nice, in a great location, and the rooms are often spacious and tastefully modeled. The palm-lined swimming pool is beautiful, and there are two fitness centers with steam rooms and saunas. The problems are with the juristic and building staff. I saw at least a dozen instances of the juristic acting ignorantly, and they seem to hassle residents all the time for no reason. The maintenance supervisor seems insane, constantly fixing things that aren't broken. It creates a ridiculous amount of noise and disruption, and often leaves things worse than before. There are also way too many security guards, and they're running a scam to make money by spying on residents. Whoever runs the building should get rid of the maintenance and juristic supervisors and at least half the security staff. These people are compromising what could be a great residence.

For a short stay in the city, this is one of the best accommodation properties. It's a recent project with several buildings surrounded by lovely swimming pools, plus a well-equipped gym. Everything is very close by, so I'd definitely recommend it.

We used the pool and gym during our stay at Grand Avenue in Pattaya from the 7th to the 10th, and both were great. The place was spotless and had everything we needed for comfort. We had an incredible time and will definitely come back. Highly recommend it to anyone visiting Pattaya.

The water has stopped working more than 10 times in the two years I've stayed here. When it does, I can't flush the toilet, shower, wash dishes, or run my washing machine. Then they charge extra for water at a premium rate because they have to bring in emergency trucks to refill the tanks. Not a good place to stay if you want to shower and flush the toilet after using it.

This brand new condominium in central Pattaya is beautiful, with a large swimming pool, four saunas, and two gyms. It's kept very clean by a big staff crew who take excellent care of the place. Prices and rents are decent as well. Highly recommended.
