The monthly rates were very good. The rooms were large and clean, the bed was comfortable, and the location was good and quiet.

It's a convenient spot right by Jomtien beach. The rooms are roomy and fairly cheap, furnished with the basics to an average standard.

The bathroom was a dark, foul-smelling hole, and a lack of a siphon meant big cockroaches showed up in the sink every day. The water heater control was blocked, so we could only take cold showers. Dish soap in the sink and shower drain, plus perfume, did nothing about the smell. Loading noise woke us every night starting around 5 a.m. My wife is afraid of heights, so we moved from the 4th floor to the 3rd, supposedly into an identical room, but it was smaller. It stank and was overpriced. At checkout I asked whether the bed linens needed washing. They said no, they'd take care of it, then charged me 500 baht. They list cleaning at 300 baht for small rooms and 500 baht for large ones. The room was left clean except for the linens, because the agreed checkout time had been cut short. I had wanted to stay for several months, but with management like this I only stayed for the month I'd paid for. The elevator has a powerful fan, at least. Reception is rarely staffed, but the J Star Hotel reception is staffed around the clock. I was ripped off. Never again!!!

I've been living at this very good guesthouse for years. The price is reasonable, and there are shops and the beach close by.
