The rooms are clean and well kept, with lockers, a wardrobe, and drinking water. Many have balconies where you can sit, relax, and watch the nightlife. There’s also a small shop at the entrance with packaged snacks, canned drinks, and beer. Nearby you’ll find a 7-Eleven, Subway, cafés, and restaurants, though vegetarian choices are very limited. The friendly staff are accommodating, but speak only basic English, so there can be a bit of a language barrier. KJS Pattaya suits solo and budget travelers best. The street is full of adult bars, so it isn’t a good fit for families or couples. Noise from the bars carries on from evening until around 2-3 AM and can be disturbing, so don’t expect a quiet, relaxing stay. Four-wheel vehicles aren't allowed in the area from around 6-7 PM when the bars open. If you arrive by car or taxi with lots of luggage, you may have to walk a bit to get to the hotel. It's a good stay if you want to experience typical Thai nightlife.

For the price, this is one of the best guesthouses I've stayed in, if not the best. Highly recommended if you want to be just a couple of steps from the nightlife.

I paid £5 a night, somehow, because that's what booking dot com offered. The room is spacious, with no extra seating, and has a big fridge, flat screen TV, and safe. The AC works fine, the bed is OK, and the duvet looks a bit drab. The bathroom is very basic, though the hot water is OK. They leave two bottles of water outside every day. After five days, nobody had come in to clean the room. The WiFi isn't great, but it's good enough for anything that isn't heavy, like streaming.

I booked through agoda, but the staff member was very belligerent and refused the booking. I didn't stay there, so I can't say what the rooms are like. I've stayed at lots of hotels in Pattaya, and those three or four minutes with that grouchy person were easily the worst and most disappointing interaction I've had. The receptionist was cold, mean spirited, and unsympathetic. I live in Thailand, where people are almost always kind and friendly, but this guy was the exception. He had no chill whatsoever.
