Peak Tower

I wouldn't choose to live here again. The juristic team hasn't been very helpful, and parking and maintenance have been ongoing problems. Noise from nearby units carries through the building, while the thin walls mean neighbors can hear ordinary conversations, which really cuts into privacy.

The building is new and in good condition, with pools on the second and 31st floors. My flat has a lovely sea view and gets no direct sun, and the neighbors are nice. I was most concerned about noisy or annoying people, but it’s a quiet place. The air conditioner is a little noisy, though that’s manageable for a one-month rental. It’s hot, so having a car or bike is better for getting around than walking far during the day. The nearest good cafe is about a 10-minute walk.

I’ve lived at The Peak Towers in Pattaya for more than three years. The building is beautiful, but QPM Quality Property Management has handled maintenance poorly. Work by both contractors and the company’s own staff has often been careless, causing repeated problems and damage to residents’ property. Twice, facade painting caused damage to my vehicles. The first time, paint splattered heavily over my car. I reported it to the on-site juristic person, but nobody accepted responsibility. I used my comprehensive insurance to avoid a dispute, paid the deductible, and then saw my premium go up the following year. About a year later, paint from similar work damaged my recently bought motorcycle and around ten other vehicles. I told the juristic person the work wasn’t professional. They offered to have a staff member clean the vehicles, but said nobody would be responsible if cleaning caused more damage, so I declined. Honda, where I bought the motorcycle, assessed it and said the matte finish is a single layer, meaning it can’t be cleaned without further damage. The affected parts need replacing to return it to its original condition. I raised this with both the juristic person and QPM’s Bangkok head office. They said their liability insurance didn’t cover it and offered cleaning without taking responsibility for any further harm. In effect, I was told to deal with it myself. The damage is about 50,000 THB. The on-site management also got loud and aggressive, making things worse. I asked the Bangkok office why its properties and staff weren’t insured as required by law to cover damage to third parties, but got no reply. I now have to take the matter to court. A reputable company shouldn’t deal this way with damage its staff cause to someone else’s property. QPM’s response felt deeply disrespectful of other people’s belongings. The only real drawback is that there aren’t any Tuk Tuks nearby. Otherwise, it’s one of Pattaya’s best condos, with a fantastic view from the window and balcony. There’s a rooftop pool overlooking the whole city, a rooftop gym, and a big pool on the ground floor.
