I noticed a THB399 sign and walked in. The resort was better than I expected, right down to the towels folded like an elephant, with one big and one small towel. The bathroom had a shower door and strong water pressure, and there was covered parking for my bicycle. Glad I didn't keep looking.

The place is a group of cottages around a parking area, but the rooms inside were very comfortable, nicely decorated, and roomy enough for luggage. The beds had a good medium-soft feel. Breakfast was pleasant, the staff were friendly, and bicycles were free to use. The shuttle songtaew from Sukhothai new city to the old city and historical park stops right outside. We really enjoyed our few days here. (Visited December 2019)

The young Thai man who co-owns the place was friendly and helpful, spoke perfect English after years in the USA, and said he and his partner hoped to improve it. They hadn't owned it long, and his partner was sick, so he made breakfast alone. That may explain why it was poor. It was included, but just two slices of bread, one fried egg, two small oranges, butter and jam packs, and some greens. He offered several Thai beers, then had to go down the road to get the Chang we chose. The restaurant itself was okay, with an open area facing the highway and a closed, air-conditioned section. We needed two rooms, one for our boys and one for us. The cheaper 700 baht rooms had the very hard beds common in Thailand. They were okay for the boys but too hard for us, so we paid nearly 1,000 baht for a slightly better one. The rooms were fine, as were the bathrooms. Ours had a shower screen, unusual in cheap Thai accommodation, but the nozzle pointed at the glass, so I had to press right up against it to get wet. The lighting in our room was too bright. The bigger issue was the windows. There was no glass or fly screen, just wooden shutters. They may be traditional Thai rooms, perhaps once used with mosquito nets, but none were provided. We couldn't get fresh air or daylight. The owner said most guests just wanted air conditioning, which worked well, but having no windows felt extreme to me. The WiFi login was so complicated I wasted an hour on it and couldn't get online until morning. The place is on a busy road, with paving instead of a garden and nowhere to sit outside apart from the restaurant, so the surroundings weren't pleasant. It's a cheap resort, but we've stayed in many cheaper places with better facilities, so I can only give it 2 stars. It may improve, and if you don't speak Thai, the owner's English could matter.

For about 400 baht on Booking or Agoda, the rooms are thoroughly decent and among the cheapest you'll find in Old Town Sukhothai. You can walk to A. Wintour Bus Station in 13 minutes, Wat Chang Lom in 6, Wat Thraphang Thong Lang Ruins in 6, Historical Garden Restaurant in 19, and the Central Zone Ticket Gate in 21. Wat Si Chum (Giant Buddha) is 49 minutes on foot, and Wat Chetuphon is 45. A few tips from a clueless falang: If Booking or Agoda says sold out, try reserving in person. Ask for a room away from the noisy kitchen or restaurant. Visit nearby free sites like Wat Chetuphon and Wat Chang Lom. They had one free bicycle; shops near the park entrance also rent bikes, but you have to return them by sunset. And find a bicycle for at least part of the Sukhothai Town Bicycle Path.

We enjoyed our stay. The reception was great, everything was very clean and comfortable, and the Thai breakfast was yummy. It's about a mile from Ramkamhaeng National Museum and the historical site.
