The continental breakfast was good, and Phi kept everything topped up. She also let me into my room a little earlier than planned, which was much appreciated. The single room upstairs was tiny, with a sloping ceiling over the bed, just as I expected from the booking. The space was laid out really well, and it had everything I needed. The bathroom was similar, though the taps were so small there was barely room to get half a hand underneath. Maybe that's a British thing, haha. The room felt fairly modern and was very clean. The house itself is a lovely renovated old building right by the River Ness, with a pretty garden at the entrance and lovely decor inside. My one real gripe was the thin wall to the next room. I could hear the neighbours talking and using their bathroom, and I imagine they could hear me too. Earplugs worked for me, though some people might find it harder to deal with. I'd happily stay again and recommend this lovely B&B.

The location is great and the staff were wonderful to me. After I broke my ankle on the property on our first night, they kindly lent me a cane so I could get around in my boot. We were on the third floor, which made going up and down painful, and with ten days of vacation still ahead, the injury really threw off our plans. There isn't enough light between the parking area and the house, and I fell there. It's a difficult stay to rate, given how kind the staff were and what happened.

Phi was so kind, polite and helpful, and breakfast was spot on. The location worked well too, just a few minutes on foot from the town centre. My single room was clean, comfortable and exactly right for me. Great accommodation, well worth staying at.

A good-value place in an excellent location, especially if you only need somewhere to sleep. The room was tiny and a bit run down, though it was very clean. There was quite a bit of noise from other guests coming and going, and music from Eden Court carried into the evening.

The attic single room was cosy and comfortable, and the front garden overlooking the River Ness was lovely. The decor felt beautiful and homely, like being at a family home. Phi and her Dad Moray were kind and accommodating. Breakfast was continental with plenty of choice, just don't come expecting a cooked Scottish breakfast. I had a really lovely stay. Thanks, Phi! I highly recommend it.
