Heather made my apartment search and move feel easy and even exciting. She was quick to respond, professional, and friendly, and she helped sort out a weekend issue without hesitation. I’ve been at the AMLI Downtown for three years and recently moved to a different unit in the building. Heather Stokes from the leasing office helped at every step, followed through carefully, and made the transfer feel seamless. She gave me a really attentive, white-glove experience.

I’ve been here a year and just renewed. After touring more than 20 downtown Austin apartments, this still feels like the best fit for me. The central location, a short walk from ACL Live, Congress Ave, and the trail, is a big plus. The floor plans are large for the price, pricing is transparent and reasonable, appliances are solid, and maintenance has been reliable. My only two maintenance issues were fixed within hours. Management is friendly and helpful, and they’ve gone out of their way for me personally several times. The spacious pool rarely feels crowded, which is unusual downtown. There are trade-offs. At least one elevator is usually out, though in a seven-story building the waits are still reasonable. There’s no onsite staff or concierge to help with packages, food deliveries, guest entry, or quick questions. Facing Coconut Club can mean a lot of noise. The building is older and renovated, so it feels dated around the edges rather than like a modern high-rise. People often complain about the fire alarms, but I only experienced them going off a couple of times all year, and management is actively working on improvements. There are short-term Kasa rentals in the building; I’ve found those guests respectful and don’t mind them. For me, these drawbacks are minor compared with issues at other downtown apartments. The good outweighs the bad, so 5/5 feels fair.
