The latest contact with the office was a big improvement: the new team got in touch right away and fixed the issues I’d had with the previous staff. If they keep communicating like they did today, I’d consider recommending this place again. That’s a change from how things had been. After moving in, I left a decent review, but over time the office repeatedly failed to follow up or make meaningful changes. People who weren’t supposed to enter my apartment did so several times. I filed a police report and told the office, yet nobody followed through or seemed to remember it had happened before. The building has other problems too. In building 2 above the Publix, a neighbor leaves trash outside his door for weeks, and the hallway gets disgusting. A discarded mattress has been sitting in the trash room for weeks and blocks access, while the elevator’s down button was broken for weeks. The walls are so thin I hear my neighbor’s activity, footsteps, and every slammed door.

Bri made the tour of 20 Midtown Apartments feel easy and personal. She welcomed me, knew the property well, and answered all my questions clearly. She also walked me through the floor plans, community, and amenities without making the visit stressful. Her pride in the place and commitment to residents came through. The room setup was awkward, with modern-looking furniture that didn’t work well for everyday dining or getting work done. It was a first-floor city apartment without blackout shades, and the showers had low pressure and, at best, lukewarm water. I had to let the water run for 15 minutes before it got hot, which wastes water and time. Getting help was another headache. Before arriving, I couldn’t get a response to my questions until I escalated through VRBO, and they require extra information outside the booking system. Check-in was confusing, the signs were poor, and the room number didn’t match my reservation. When something went wrong, responses were slow and unhelpful. There are several phone numbers and apps but no clear contact person, so you’re left guessing who to call. I should’ve booked the Hilton down the street after day one. Just don’t stay here short term through VRBO.

Bri deserves a special mention. Whenever we’ve raised a concern, she’s stepped in and made sure it was handled. Her care and follow-through have meant a lot to us. My daughter has been at 20 Midtown for more than three and a half years while she attends dental school, and it’s been a great home for her. The three buildings have plenty to offer, including dog parks, restaurants, a grocery store, and enclosed parking. The office team, from the manager on down, is accommodating and quick to address the personal concerns we’ve brought them. For a place on Birmingham’s south side near the school and restaurants, we’ve had a really good experience here.

The hallways smelling so nice was what won me over on the tour three years ago, haha. Since then, living here has been a really positive experience. I started in a studio in Building C (CAVA) and now live in Building A (Chipotle). The rent feels reasonable for downtown, and because the buildings are new, the apartments and appliances are in great shape. I’m a fan of the pool, movie room, and TV included in the apartments. Brianna has also been super kind and gone above and beyond whenever I needed something. The central location’s another big plus. I really like living here. If you’re thinking of moving in, DM me and maybe we can find a word-of-mouth discount. =]
