Breckenridge 3 Bedroom Condo at Water House, Walk to Lifts, On Main Street

The location is fantastic, within walking distance of peak nine, and the property has a pool, several Jacuzzis, and a nice ski concierge. But be careful if you own a unit and want to gift it to someone. They say this started in Jan 2026: Hyatt doesn’t charge owners, but transferring the unit to a friend or child brings duplicate fees, even though the owner already pays an annual maintenance fee. A “gift” of four nights cost the recipient $400 in parking and resort fees. Hyatt is greedy.

We’ve enjoyed visiting other Hyatt destinations, but this timeshare no longer makes financial sense for us. The annual cost is about $4,500, more than twice what we pay for our other timeshares. When we contacted Hyatt Vacation Club about ending our ownership, they said there were no options. It’s incredibly disappointing to have no flexibility or way forward. We need out now, and the lack of options is frustrating and unacceptable.

Check-in took over an hour because the front desk said I hadn’t paid, even though I had. She made me call the customer service for the place where I booked. A supervisor confirmed it was paid, then I still had to call the hotel to make sure. The pillows looked comfortable, but I slept terribly because of them. Train your staff properly.

The location was incredible, and there were 7 hot tubs available to use. We booked a two-bedroom villa for one night and had a great stay. Travis was kind and went above and beyond while checking us in.
