The mansion itself is stunning, though be aware that getting around the property isn’t easy. With all the steps, I wouldn’t recommend staying here if you have a disability or trouble with stairs. We visited in winter, between two massive snowstorms, and loved the setting. We had a wonderful king suite, and cookies were brought to our room, with a box of chocolates waiting for us too. After dinner, Sanjav gave us a tour. He was professional and very courteous, and we got a warm welcome as well. We had lobster rolls and a bottle of Vouvray in a cozy booth in the Pub. It’s a SLH hotel by Hilton. Before leaving, we drove to the ocean and walked out on the pier to see the beautiful frozen bay. We hope to return in summer.

The service was stellar, even though only a single digit number of rooms were occupied during our four-night mid-November stay. It felt like we’d rented the mansion to ourselves. The staff were great across the board, especially Andrea, who looked after us at breakfast, and Daniel, who kept the library fire roaring. Daniel even heated up some of our leftovers in the breakroom. He really made our stay, and we’ll definitely come back. We also liked the pool area, with good temperatures in both the pool and hot tub, and usually had it to ourselves. The gym felt more like a private gym than the usual hotel setup. All three wood-burning fireplaces were going, which made for the atmosphere we wanted. The mansion was an easy base for day trips to Provincetown, Orleans, and Chatham. Laurino's down the street was a hidden gem for pizza, and Scargos was our favorite lunch spot.

Sharav made our milestone celebration feel special from the moment we arrived. His warmth and genuine care made us feel welcome, and Naomi was just as thoughtful and wonderful a host the next day. Every detail showed how much they cared about making guests feel at home. The service was outstanding. We only wish we could have stayed longer, but we’ll absolutely be back. Highly recommended for a memorable, heartfelt stay. Thank you, Sharav and Naomi, for making our day so special.

I used a free night certificate to book a room, then canceled two months before the stay. Their policy has a $25 cancellation fee, and I was fine with paying that. Instead, the hotel redeemed my free night a month after I canceled, charging me for the full night. They haven’t answered my calls or emails. With outdated facilities and a lukewarm view, it seems to me the property may be having financial trouble and looking for every chance to make money, even in an unethical way. I’d steer clear. Who knows how many ways they might scam you when they’re this greedy for money.

The beach bathrooms were in terrible shape. The women’s room was closed, so women had to use the men’s, where the toilet wouldn’t flush and had completely overflowed. It felt more like a filthy outhouse than a luxury property. Beach service was poor too: clean towels weren’t available, guests were told to get their own chairs, and staff said they couldn’t put umbrellas up during a shift change. Nobody came to help guests who arrived then. My husband has skin cancer, so sitting uncovered in the sun wasn’t an option, and beach service was a major reason we chose this property. Many guests were upset that food and drink service was missing, slow, or denied. The servers who were working did their best, but management needs to find a solution and support them. Maybe pay people the wages they deserve so local residents can be hired through the end of summer. The Presidential Villas at Ocean Edge could be a premier luxury stay on Cape Cod. The location and history give it real potential, and the mansion and villas must once have been spectacular, but everything needs renovation, care, and upgrades. Management needs to pay closer attention to staffing and details. When we arrived, dirty beach towels were scattered in the parking lot, and they were still there three days later. The villas are large and well appointed, but the carpets smell musty, the buildings smell of mold, and they look tired and dated. Being so close to the water, they probably need a different type of flooring, and a fresh coat of paint on every building. Then maintenance came to work on the villa beside ours at 8 am on a holiday, talking loudly, banging, and slamming doors. The whole stay was disappointing. These problems could be fixed with attention and effort. Given the property’s history and location, it could be spectacular, but right now it’s being allowed to slip. I hope that changes.
