The main issue was that there was no vacuum or broom. If you’re cooking in the condo, bring paper plates, hot pads, and your own broom and dustpan. The kitchen did have pans, salt, and pepper. We stayed in 185, which was easy to get around, and the rooms were nice and updated, though a little tight for our group of seven. The bathroom door needs fixing, but otherwise I’d stay again. The location was great. It’s an easy walk along the creek and river walk into Estes Park for shops and restaurants, about 1/2 a mile, and there’s a shuttle stop right nearby. The pool and hot tub were nice extras.

The reservation agents were slow to respond. Before our visit, I had to send several emails and make phone calls, and twice it took over a week to hear back. I was organizing our family reunion and felt embarrassed by the property’s condition. It used to be great, and I had to apologize to the group. If I’d known the Stanley Hotel had let it slide, I wouldn’t have booked Fall River Village. The grounds used to be manicured, with weeds sprayed near the outdoor area and grills. This time, the lighting didn’t work. It took two trips to the on-site office to get someone to look into it, and on the second day a staff member told me there was no electricity to the outlets. That was disappointing because we had outdoor reunion activities planned. A shower handle in one unit was nearly falling off. My unit had only three coffee cups despite sleeping six, and others in our group reported the same shortage. There weren’t enough cups, glasses, or kitchen equipment. Since the Stanley Hotel bought the property, it has gone significantly downhill. The cost doesn’t match even the basic standard it should provide. Think twice before renting here.

The location is close to shops, and seeing wildlife was fun, but for what I paid, I expected a relaxing stay. I booked 10 months ahead and was still disappointed. There’s no A/C in any unit, and the window in our room was broken and wouldn’t open. They offered to replace it, but I didn’t want to deal with the dust or risk it not being fixed in a day. The bed was rock hard, with no topper available. The bedroom and bathroom doors wouldn’t latch. Water pressure was awful, and the temperature swung from freezing to scalding without anyone touching the dial. In the other bathroom, the shower curtain didn’t reach the tub wall, so water poured out onto the floor. The dryer didn’t dry our clothes after three runs on three different cycles. The living room TV service didn’t work, and bedroom TV options were limited. I called the front desk, but no one answered. The pool was freezing and unpleasant. The carpet was covered in stains and felt unsanitary, and the couch was broken, so we couldn’t use the pullout bed. There was no cleaning service during our stay, though they left an envelope for a tip. We also had to take out our own trash and clean up after ourselves. Check-in information arrived an hour and a half after check-in time.

Our family of four stayed four nights in July. The two-bedroom unit had a nice kitchen, and we enjoyed the view of the brook from the back porch. It’s walkable to downtown and a short drive to RMNP. The bedrooms were small, with almost nowhere to put things, so our suitcases sat in the middle of the floor. The water pressure was pretty awful, and the showerhead in the “master” was cheap and old. We had a nice stay, but it was very expensive for what you get. We paid about the same per night for a luxury hotel in Colorado Springs and a well-appointed condo in Vail. At this price, the place could use some upgrades.

It’s a great location for a wedding, but as a lodge it was disappointing. We were there for a wedding and hiking trip, and the place seemed clearly set up as a wedding venue. The guest rooms were old, tired, and in rough shape. The living room TV didn’t work, even after someone tried to fix it. There was no one available to help before 8 a.m. or after 5 p.m. Rooms weren’t cleaned during our stay, and we were asked to wash and put away dishes, take out trash, and handle other cleanup. We got only two towels for five nights.
