Our unit was in a good location, but we didn’t have a very enjoyable stay. We killed several roaches, and two of the three TVs didn’t work. The room was missing a toilet paper holder and trash can in one bathroom, and the towel rack came out of the wall when we hung just one towel on it. There wasn’t much storage, and the kitchen supplies were sparse enough that we had to shop for cooking items. The office gave us a WiFi name and password for a network that didn’t exist. Floors showed obvious water damage and warping, and one bed was wobbly. Laundry costs $5.50 a load in quarters, in case you plan to use it.

For under $200 a night, these condos are worth the money. They’re clean and in a great area, though a little dated, with very quiet nights. The beach entrance is two blocks away, good food is nearby, and there’s a grocery store across the street. Just don’t expect five-star rooms at that price.

The property is older, and a few things showed their age, but the reasonable price made that easier to accept. Everything was clean and comfortable, and the clear directions made the place easy to use, especially the kitchen. The owners communicated promptly before our stay and while we were there.

It’s a great location and good value, though what you get depends on the unit. Most condos here are privately owned, and some are remodeled while others are closer to their original condition, so ask the owner what’s included. Prices vary accordingly. The timeshare units available to rent are generally old and worn.

Sands Village feels like a hidden gem to us. It’s a small, quiet complex that’s well cared for, with individually owned units, so some have updates and some don’t, like at other complexes. We just bought and remodeled a villa here because we love the location in the quiet North Forest Beach neighborhood. Coligny Plaza is across the street, and the beach is a true five-minute walk.
