Our group of eight booked a room listed with three double beds, a single bed, and a sofa. When we checked in, that single bed was missing, leaving us without the sleeping setup we’d paid for. The elevator was out of service for our whole four-day stay, and we were on the 4th floor. Hauling luggage, groceries, and beach gear up and down several flights every day was a major hassle. That should have been disclosed ahead of time. The room was old, dirty, and poorly maintained. There was mold on the shower curtain, the faucets didn’t work properly, and the pool was full of hair. The listing said the beach was a five-minute walk, but it actually took about 15-20 minutes on foot. That was misleading. From start to finish, the stay was extremely disappointing and frustrating. Between the inaccurate room details, the wrong beach distance, the broken elevator, dirty facilities, and lack of basic upkeep, this was one of our worst hotel experiences. It wasn’t worth the money. We wouldn’t stay again or recommend it to anyone.

The bar/restaurant owner is fantastic, and I hope she’s still there when I return in the coming years. Her service and hospitality are great, and she has an amazing cook. The food is so fresh it might burn your tongue, haha. Her server/helper was great too, and very polite. I’ve never had a better bar experience and can’t wait to come back. The resort itself is outdated, but the pools are amazing. The gate staff were helpful, and the golf cart supervisor or security supervisor knew the resort well and was helpful too.

I loved the time we spent here. The place is massive and beautiful inside and out, with accommodating rooms and lovely views. There are golf cart rides and a beautiful peer walk to the beach, plus drinks, tennis, indoor and outdoor pulls, saunas, an open bar at one of the pools, hot tubs, and of course coco's. One of my favorite places ever!

We’ve stayed in condo #4420 in building 4 two years in a row and have been happy both times. It’s farthest from the beach, but was beautifully updated and had a washer/dryer in the unit. Each condo is individually owned and rented, so take reviews of the condos with a grain of salt. Hilton Head Resort is enormous, with four connected buildings and different amenities in each. Building 4 has tennis and pickleball courts and one outdoor pool, which seemed relatively quiet since most people may not know it’s there. Building #3 has the indoor pool, kiddie pool, hot tub, sauna, fitness room, game room, and elevated landings with seating. Building #2 has a tennis court and a gorgeous landing with chairs and lovely landscaping. Building #1 has another outdoor pool and a cafe with a big menu, delicious food, and yummy adult drinks. I wasn’t expecting much from the food and was pleasantly surprised. Building #1 also gives access to the boardwalk. Getting to the beach is quite a hike if you’re hauling wagons with beach equipment and a toddler. There’s a complimentary shuttle during the day to help you across the boardwalk, though its hours seemed a bit inconsistent. At the end of the boardwalk there’s a sand volleyball court and Coco’s on The Beach. The tiki bar right on the beach is handy if you plan to spend all day there, so you don’t have to walk back to the resort for a break. Coco’s closes in the off season. We spent a full week and barely needed to leave the property because there was so much to do. A few things could be better. It’s hard to navigate without learning the layout first, and it’s a ginormous resort, with about 14 stairwells and 8 elevators, though don’t quote me on that number. The elevators were painfully slow and a bit rickety. Parking could use improvement too, since there aren’t nearly enough spaces if the resort is full. The indoor pool room was particularly musty, the carpets on all floors could use replacing, and there were lots of spots in the walls that needed caulking and sealing. Still, we had a great time and look forward to next year.

It feels a little dated and aged, though the condos are decent and the amenities are good, including two bars and a boardwalk to a somewhat private beach. They’re trying to maintain the property as it ages. We rented through VRBO, but the price felt too high compared with other up-and-coming spots on the island. The bed in our unit was rock hard. It was fine for a couple of nights, and friendly staff helped balance things out.
