The snorkeling is amazing, and Kahalu’u beach is right there. The shore is rocky, so it isn't suited to little kids, but families who can swim should be fine. It's also a great location for surfing. We stayed in Condo 303 in building 2. The master bed was super comfortable and the unit had lots of amenities. Parking was easy, and there's an elevator if you need one. You'll need a car to get around. The condo sits at the bottom of a big hill, so walking a mile uphill for groceries is an option if you're up for it.

The kitchen had everything we needed, and the parking behind the building was convenient and easy. The condo is right across from a great beginner snorkeling beach. It has central AC, nice showers, and fans in every room, plus a nice patio with a ceiling fan. The TV, cable, and internet all worked well. The pool was very warm, probably because of its black surface. That might feel good on a cooler day, but it was too warm when it was hot.

We felt at home here, and having two full bathrooms meant my partner and I didn't have to share. The kitchen was fully stocked, with grocery shops nearby. They also had snorkel gear, a beach chair, floaters, and more. A lovely, central place to stay in Kona.

We plan to come back. This was our 12th stay, and our first time in condo 1-201, a one-bedroom with a pullout couch. The air conditioner was out for part of our 12-night visit. They tried to fix it, brought in fans, and gave some money back. We usually stay in unit 1-202, which has two bedrooms. We've also stayed once in building 2, but it had no view and felt dark. I wouldn't recommend a bottom-floor unit at all.

The rooms were clean, the view was nice, and the villas were a comfortable base for getting around during our three-day stay. My only complaint was that the air conditioning wasn't enough in every room, though the fans helped. I'd stay again.
