Rio Vista Resort

We spent almost two full years here as weekend residents, hoping the place would improve, but it got worse. I'm a career property manager and grew up on Lake LBJ, so I know what this kind of property needs. The new owner, the original owner's son, seems not to care. The managers are terribly rude. Kim, the main manager, had the maintenance men use our privately paid WiFi without permission for a temporary resident next door, apparently because there was no service near the park entrance. That same person was allowed to park less than six feet from our RV, perpendicular to the other RVs. People speed along the road, including the manager's family. The property is advertised as a resort, but don't be fooled. There are no boat docks with lifts, covered fishing pier, or water trampoline. The splash pads only work sometimes. The exercise room has black mold on the wall from a leaking bathroom behind it. Public bathrooms are gross and outdated, and the laundry room is outdated too, with washers and dryers often out of order. There are few picnic tables, and they're warped and need repair. The swings, benches, and waterfront railings are missing boards. The old wooden docks are unsafe, and instead of repairing or removing them, they put a couple of 2x4s there to keep people off. The recreation room smells of mold and mildew and is very dated. The miniature golf carpet is torn, making it unusable. Palm trees that froze years ago were cut down to waist height, leaving ugly stumps. Nonresidents are often launching boats and jet skis and parking trailers in no-parking areas. The maintenance truck is badly damaged and not street legal. The whole property has a lot of deferred maintenance. I hope this helps others avoid making a bad reservation.
