Oakwood Eaves at Woodland Hills

The leak has been going on since Oct 14, and now it’s Feb 22 2026. After heavy rain in Oct 2025, water came through my ceiling. Workers cut it open and left humidifiers running for weeks, and my electric bills have been insane ever since. Then rain returned just before Christmas and water poured through the ceiling. The roofing company they hired didn’t fix it properly, so it started coming through the living room and my bedroom closet too. Two huge humidifiers ran for days, pushing my apartment to 80 degrees, before they took apart the ceiling again. It’s made of asbestos. Water also leaked into the unit below mine. I was paying rent on a two bedroom apartment while having to stay in the spare bedroom during repairs, and got no compensation. $3k for this is a joke. Mr PARKER in the main office had nothing to offer. He just said the buildings weren’t made for all that rain and that they were working on it. They knew the rain was coming. This level of negligence is astounding, and I can’t wait to get my money back and leave. I did NOT renew my lease. The way work was handled made things worse. I was told several times to leave from 9-5pm while they worked, and workers came in without permission more than once. They also left my apartment unlocked for over two hours. There are problems all over the complex. People take their own parking spots, and cars without parking stickers park illegally every day and night. Shopping carts get left everywhere and nobody removes them. The laundry room is never locked, so you’d better hope your laundry doesn’t get stolen. The front desk keeps its curtain closed, acts busy, and never connects you with anyone by phone. The mailroom has packages covering half the floor despite a note threatening to report people for leaving them there. A joke. Don’t move here. They don’t care.

Kay came by last week with a cake and helped me, which was so nice. I feel safe here since the gate is always closed, and the team keeps the place really clean. Whenever I go to the office, the staff are very nice and give me their full attention. Thank you, have a nice day!

I really appreciate how carefully they handled everything. Mayra, Armin, and Melanie were friendly and professional, and they left the place very clean. They did a great job.

I’ve only recently moved in, and it’s already been a nightmare. At night I see mice darting across the floors, and they’ve damaged most of my food. I’ve made several complaints and provided proof, but management still hasn’t taken it seriously or sealed the holes. The apartment is in disrepair too: doors won’t close, the dishwasher hangs off its hinges, plumbing is unreliable, the shower drain keeps clogging, and broken fixtures stay broken despite repeated requests. The staff are careless and treat residents like an inconvenience. Every interaction feels hostile, and they seem to make a joke of complaints. For a building that’s over 50 years old, the rent is very high, and it’s not worth even half of what they charge. Between the infestation, the ongoing repairs and the staff’s attitude, this place is unfit to live in. This isn’t the eaves we used to know, and I wish I could get out of this hole as soon as possible. If Google ever adds a zero star option, this place deserves it. Avoid it.
