I’ve been at the Nirvana for four months, and I’ve enjoyed it enough that I’m considering extending my lease. I’ve never done that with a previous apartment. The unit deserves five stars, though external issues bring my overall impression down to 3.7. The building’s historic character makes it feel like home. Green lanterns, dragon head fixtures, Eastern paintings, a cared-for front yard, and greenery give it a lot of personality. My apartment has wide swinging windows, exposed brick, checkered bathroom tile, lime green kitchen tile, lots of natural light, and upgraded appliances. It was freshly painted and well maintained when I moved in. As a painter, I’ve made it a restful, inspiring place, and everyone I’ve had over has complimented it. Built in 1925, the Nirvana was still being renovated in 2025. Entry points, including the units, have secure app unlocking; there are CCTVs throughout, and the building is cleaned thoroughly every day. I’ve never noticed an unpleasant smell. It feels historic rather than old, and it’s clear management cares. Yani, the on-site community manager, is a big part of that. He’s been professional and helpful from day one, greets me whenever we pass, and got all my maintenance issues fixed quickly. He clearly cares about residents and deserves a raise. I was worried about noise in the heart of Hollywood, but the tourists don’t seem to go farther north than Hollywood Blvd. My unit faces away from Orange and Franklin, so I avoid most of that noise, and I enjoy peaceful morning walks. Restaurants, gyms, groceries, cafes, quiet neighborhoods, and trails are all within walking distance, so it’s very walkable. The walls, floors, and ceilings are thin, though. Sound carries, even if it’s less noticeable with music or the A/C running. There’s also a small park beside the property, Dorothy J. & Benjamin Smith Park, where a group of homeless people gather, make noise, and shoot up drugs. I feel unsafe walking past. Before I moved in, I was told the Nirvana and the city had plans to address it, but I haven’t seen progress. Parking with a preferential permit is usually available on Orange, but “usually” isn’t always. Sometimes I have to circle the block for a space on Sycamore or wait for someone to leave. It bothers me that cars without permits park on these streets, especially on weekends. I wish they were towed or ticketed more consistently.

If you want roaches and property management that I consider crooked, this is the place. There’s no AC, and management maintenance won’t be available, so your $2500 can go toward sweating in 90-degree heat indoors. And don’t forget, property management will run into trees and then claim you were at fault because you saw it.

My stay at The Nirvana was lovely, a welcome break from the chaos of Hollywood. The suite was spacious and elegantly furnished. For a distinctive Hollywood stay, The Nirvana is a real gem.

The Rockford Files has a scene in front of this building in Season 6, episode 9, from 1979.

The lobby looks like it belongs in an old movie, and the whole historic building has so much character. There are hardwood floors, old glass knobs, stone carvings, and seahorse dragons, plus an amazing fire escape on the front. It’s just down the street from the magic castle. If you’re into architecture and history, you’ll love staying here. If you prefer modern, this probably isn’t your place.
