The area, Little Havana near Brickell, can feel unclean and noisy despite looking convenient on paper. There were frequent disturbances, including loud street noise, roaming animals, and problems in shared units with smoking, pets, and guest conflicts. In my view, tenant screening and property management need improvement. If you're considering the lower prices, be aware of these possible issues and set your expectations accordingly. I stayed with this property management company across multiple units for more than a year and spent well over $40,000 booking with them. Although the locations are convenient and often seem affordable, the experience was inconsistent and frustrating. Prices changed often without a clear reason, and despite my loyalty as a long-term guest, they never showed any willingness to offer flexibility, discounts, or support when problems came up. Cleanliness was a recurring concern. Several times I checked into rooms with dirty showers and toilets that needed another cleaning request. In shared units, previous guests often left the kitchen in unacceptable condition. I documented this with photos and videos. I also saw mold on some shower curtains or window coverings from condensation, and it didn't seem that comforters were washed regularly between guests. Building access was another serious problem. The key fobs frequently malfunctioned and locked me out without warning. Several times I couldn't get into the building and waited 3-4 hours for a host to respond and restore access, including late at night or early morning. This raised serious safety and convenience concerns. At one property, the first-floor trash area was locked even though guests were expected to dispose of their trash there. Checkout left me confused about where to put it. Later, I was blocked from booking again for allegedly leaving trash behind, though it was only normal household items, no food or damage to the unit. I have never destroyed or damaged any property during my stays.
I spent 30 days at Olive Apartments and wish I'd stayed somewhere else. It seemed like an ideal location, but living there day to day, I found it very unsafe and next to the low-income area of Little Havana. My car was stolen because there are no designated parking spots and they just tell you to park on the street. The building has cameras everywhere, but none worked. They said they couldn't access the footage and found no clues, even though I gave them every piece of evidence and fact about what happened. I wouldn't recommend the place to travelers because of safety and privacy concerns. Staff repeatedly invaded tenants' privacy without warning. Sometimes, while I was changing in my room, they would just barge in. There was no privacy or security. I'd suggest looking at actual hotels or safer places hosted by a valid Airbnb host, and doing your own research. Propolis Apartments is a 0/10 for location, safety, privacy, and security.
For a reasonable price, you get a good place to stay within easy reach of the main sights. I'd recommend it.
I like that you can get in using your cell phone, so there’s no need to keep track of keys. The apartment is in a safe, quiet area, about five blocks from downtown and a four-minute drive from Brickell. I’ve been staying here for three days and recommend it.
