The front desk and other staff are pretty nice, and the place does have some charm. But there are too many strange things going on: kids banging on my door and running off, homeless people hanging around with snakes, and someone broke my window. It takes a lot to live here. I wouldn’t choose it if I had another option. Bad experience overall.

The worst part was never feeling safe, day or night. The tenants were unsettling, and even the kids seemed watchful, hardened, and unpredictable. At night the place changed: shadows moved, voices got louder, and people came out to linger, watch, or drift around. Aviator Suites felt like every part of street life was concentrated in one place, with nothing kept in check. Inside the apartment, cleanliness never seemed possible. The roach infestation was so bad that as soon as food touched the counter, bugs came pouring out of the cracks. I put all my trash in the refrigerator and left nothing out. Scrubbing the counters and table with Pine-Sol constantly made no difference. The refrigerator had been painted over with white wall paint and its doors were dented, like looks mattered more than whether it worked. The sliding windows wouldn’t lock. A previous tenant had tried a makeshift fix, but it didn’t work, so I broke a metal mop handle in half and wedged the pieces into the top and bottom tracks. That was the only way I could make them feel even a little secure. The front door had no peephole, and there was a one-inch gap between it and the frame. Cold air poured through, so I taped it shut with duct tape every night until I ran out. The air conditioning worked in summer, though a maintenance worker said it would stay cool at 70 degrees but never get colder. The heater didn’t work in winter: it blew warm air for about ten seconds, then switched to cold. I had to buy a small space heater at Walmart just to get through the season. The toilet handle was loose and nearly falling off. After each flush, I had to put it back in just the right position for it to work next time. The ceiling above the tub leaked almost every other week, and water from the upstairs tenant’s bath flooded my bathroom floor. I never used the laundry room. It was tucked behind a wall and felt more like a gathering place for smokers, tweakers, and other activity I didn’t want to see than somewhere to wash clothes. I went to a clean, well-lit laundromat at a nearby plaza instead. I paid $1,232.00 a month, always on time, and believe I deserved much better amenities. Aviator Suites is managed by Advance Management. I met one of the managers who oversees the property. She walks with a cane and seems to be in poor health. It’s hard not to connect the way the place is run with the condition she’s in. When good, hardworking tenants are treated with neglect, consequences follow. Maybe making these apartments decent and livable for people who work hard and pay faithfully could undo some of the damage. Neglect tends to come back around.

My son and his girlfriend lived here for three months. When it rained, the roof leaked and damaged the ceiling. There were holes in the walls when we moved in, and the bathroom sink really needs to be fixed or replaced. A chair broke under my friend and she fell. I’d avoid room 239 if it’s offered. When I stopped by the office to say I’d be out by 5 p.m., the woman there told me I had ten minutes to leave. I’m not sure that’s legal. That’s all.

The people here have treated me well. Alma in the front office has always been professional, considerate, dependable, and honest when handling tenant issues and work orders. Terri, the property manager, and the rest of the management team have also been good to work with. Richard in maintenance is courteous, as are the environmental services technicians who come in each day. I won’t name the ladies here, but you should come by and see the upgraded suites and apartments for yourself. The whole A.M.G team at Aviator Suites/Apartments presents itself with care every day. The rooms are decent and fairly priced, though the area isn’t the best. Nellis AFB is noisy: jets roar down the runway constantly, and sometimes you can feel the ground, walls, and windows shake.
