We spent Sept 26-Oct 3 in unit 215 at the Sea Villas with our family of four. The end unit gave us a great view of both the ocean and pool, and there was plenty of room for us. The beach was a short walk away, which made it easy to head back when rain threatened, and there’s a sand rinse shower on the pool deck. We also appreciated the shared stash of sand toys, boogie boards, and beach chairs at the Sea Villas since we’d flown in without those things. The pool was mostly ours each day. It felt warm at first, then got chilly after some rain. The 2ft pool is a kiddie pool, not a hot tub. Our two-year-old loved it, though a hot tub would have been nice in that weather. We had rain most days, but Florida gave us plenty of sunshine too, and the tide was high almost every day. It may not be the ideal time to visit during hurricane season, but we still had a great vacation. The beds were comfortable, although we could have used a couple more blankets at night. Towels and sheets can be left on the patio Mondays and Wednesdays for fresh ones. They supplied a generous starter amount of toilet paper, paper towels, dishwasher pods, trash bags, shampoo, and conditioner. Laundry is in Sea Villas IV, just a short walk next door, and the room is air conditioned. Machines take quarters, $2 per wash and $2 per dry. Detergent and dryer sheets are available for coins too. Check-in is at 23rd st, while Sea Villas is at 12th ave, about a three-minute drive up the street. We got two key cards and two wristbands for the pool, room, and laundry. We were near lots of restaurants and Flagler Ave. The closest mini golf my son could find was in Daytona, about 20 minutes away. We rented a pack and play through babysaway .com, and they dropped it off and picked it up. We had a great time and recommend the resort. I’d call to request an oceanfront room. It isn’t guaranteed, but it worked out for us.

The rooms were clean, roomy, and had comfortable furniture. We got in early Friday evening and, with the online check-in details, went straight to our room. There’s a big patio with plenty of seating where you can relax and look out over the beach and sunrise.

We saw dolphins each morning from our balcony over the water, and even watched two rocket launches from the beach. Another guest spotted turtles on the lawn. The beach itself is wide, clean, and not crowded, and the pool was warm and great for our little kids. Our suite was clean and spacious enough for our family of five. It was quiet and comfortable, and every staff member I met was friendly and helpful. In my opinion, you can’t beat the location. We had such a good vacation, I’d book here again and tell friends and family to come too.

We ended up in a room at the Sea Villas, just down the road, and that location put us closer to everything. The beds were comfortable, and the place was clean and worth the price, even if it’s a little dated. It’s in a safe area and within walking distance of the beach. There was some road noise. It didn’t bother me, though it might bother someone else. I’d definitely recommend it.

We spent over $10k for a week with family at Sea Villas in New Smyrna Beach, and the stay was incredibly disappointing. Our group has 42 people, with 24 of us in four condos, many with children. We’ve been coming here for almost 25 years. If we’d known the building and pool area would be under construction, we could have stayed somewhere else. Nobody told us before we arrived. Finding out then was unfair and frustrating, and the work area was unsafe. There were nails and debris scattered across the deck, but guests could still get into it. That’s reckless with kids around. The grills were also unavailable because of the construction, and there was no effort to accommodate us or make up for losing basic amenities. Someone else was tanning at the pool, but we couldn’t use it. When we raised this with the manager, she was dismissive and hung up on my aunt in the middle of the call. She said, “We’re a working business and can’t control it.” She also told us to “use the ocean” despite high tides and 40mph wind, and to “use the grilles at the resort down the street,” which was weird and concerning. Then she said, “THIS IS WHAT YOU PAY MAINTENANCE FEES FOR!” Seriously? They passed the call around to other employees and we still got no resolution. Any responsible business should give guests notice about major construction, especially when it affects safety and basic facilities like the pool. Unless you want a family vacation full of stress, disappointment, and unsafe conditions, I’d strongly advise against staying at Sea Villa’s managed by Exploria Resorts.
