The staff have made my seven months at 15 Park Row a really happy experience, and I'm heading into 2026 feeling good about it. The front desk, maintenance, management, and package room team are all friendly and helpful. Special shoutout to the front desk: everyone is awesome, knows the residents by name, and greets us warmly. Richard showed me around, and if you get a tour from him, you're in good hands. I saw the negative laundry and elevator reviews before moving in, but both have been seamless for me. There are about eight elevators, so I've never had to wait, even when one is being repaired. The front desk and maintenance keep things running smoothly if an elevator is out. Laundry machines are cleaned and serviced regularly, and they're easy to use with an app or reloadable card. If the machines on your floor are busy, other floors have them too, and going up or down isn't much of a hassle. The entrance feels secluded and elegant, facing all the greenery in City Hall Park. I haven't restarted lease renewal discussions yet, but so far I'm very happy with the building.

I spent two years in a two-bedroom with a roommate, then another year in a studio. Both were equally amazing, and I'm genuinely sad to be leaving. Rich, the management team, and all the staff at 15 Park Row made those three years feel like home. I'd absolutely live here again if the chance comes up. Thanks to Rich and the whole team for such a wonderful experience. I wish you all the best!

I have a dog, and there are several great parks and walking areas nearby. The gym is clean, well kept, and has plenty of equipment and free weights. I've had a great time living at 15 Park Row: the building is maintained well, the concierge and other staff are consistently courteous and helpful, and maintenance requests get handled quickly and professionally.

The doormen are a big part of what made this building feel like home. Lenny, Barry, and the crew were all fantastic, and I teared up when I left. I also miss Anthony and preferred him to the current concierge suits and skirts, though the new system is very professional. Rich was fantastic from move-in to move-out during my 3+ years here. He made the place feel like home and can solve any problem. The elevators stopped being an issue a long time ago: there are SIX, three for each section, plus two service elevators. This is an incredible building with terrific on-site management. I can't recommend it enough. Tour in person to find the units with good light, and tell Rich I said hi!

My unit was modern and great, except that it faced a wall and got no light. I moved for a change of scenery and a new job. When my rent went up from year one to year two, Rich was accommodating. I still miss seeing Lenny, Mark, and Danny every day, and teared up when I moved out after two years. The concierge is great, but management can be hit or miss. One manager was hard to work with and initially withheld $95 from our security deposit. I know it isn't a lot, but it's the principle. He said there was no damage when we moved out, yet wouldn't explain the discrepancy and told us to work it out ourselves. After many emails and a senior person told him to address it, he finally reviewed the ledger and explained things. We got the correct deposit amount in the end.
