The restaurant and bar were closed, even though everything online showed them open. I’d picked this place during our road trip back down the east coast because I wanted dining and a bar on site so our dog wouldn’t be left alone for long. With the grille closed, the room having no plates, paper towels, forks, or knives was a problem. There weren’t even bags in the trash cans, the shower tile edges were sharp all around, and the robe felt stiff as cardboard. The mattresses need an update, too. For the price and the way it was advertised, I expected a lot more. In the off season I paid $30 to park in an empty lot, on top of the $600 room and another $250 for my dog. Please update the online hours so people aren’t misled. This wasn’t what I expected.

It’s right on the water in the center of town, and every time I stay, it’s wonderful. The rooms are beautiful and clean, and the staff are exceptional. One of Newport’s most romantic spots. I’d give it six stars if I could. All the stars!

Forty 1 was a really enjoyable stay. We could walk to the shops and restaurants, and it was nice to have somewhere to relax over a great drink at the end of the night before going up to our room. The staff made sure we had what we needed in the room and were very accommodating.

We felt valued from the minute we arrived. The rooms were immaculate, and it’s easy to walk everywhere from the hotel. We especially loved the outdoor bar and restaurant, one of the better experiences we’ve had while traveling. We’ll absolutely come back for a longer stay.
