The owner made us feel welcome as soon as we arrived. She was so sweet, checked whether we needed anything, and made sure we were all set. Check-in and checkout were easy. Four of us fit comfortably in the room, and the kitchen had a big fridge, pots, dishes, utensils, soap, sponges, and just about everything needed to cook except the food. The pier is just one small street away. The location is ideal because the main traffic doesn't come down this street, so it's quiet. There isn't a pool, but we loved the cute yard with grills, a gazebo, patio furniture, and a pretty lit flower garden. It was relaxing to sit outside in the evening away from the pier crowds. The price was great, and we were so pleasantly surprised after booking through hotels.com with our fingers crossed that the place would be decent to sleep in. We wish we'd found it earlier, and we'll definitely stay here every year.

The owner went out of her way to make sure my family and I had a great stay. She's extremely accommodating, honest, and trustworthy. Our room was clean and spacious, and conveniently close to the pier. I'd recommend this place to anyone.

I've stayed here twice in the past month and plan to come back. One visit was with my mom in a two queen room, the other with my friend in a one queen room. The one queen room was small, but it had a kitchenette and a nice sized bathroom, and felt worth the money. The two queen room was quite large, with a kitchenette, a bathroom with a tub, a dining area, and a nicely sized bedroom. The owner is super nice and clearly cares about guests and hospitality. The rooms are really clean and neat, with cute beach themed decor. The motel is one street from the shops and about a three minute walk to the pier. Of the three motels I've stayed at in Old Orchard, it's my favorite by far.

It's a nice place with friendly people and the basics plus a little more, close to the beach. Parking is tight, so be courteous and mindful about where and how you park. It's not super fancy, but I'd happily come back.

The owners welcomed us warmly and had last minute availability for my family this past weekend. The rooms were cute and very clean, and they even brought an extra sleeping pad for one of my youngest kids. Out of all the motels I've stayed at in OOB over the years, Imperial waters was the best. It was close to the boardwalk but peaceful at night, with no loud partying. Nothing bad to say, and I can't wait to return. This will be my go-to place when we visit OOB.
