We stayed three nights and found plenty of parking, so that wasn’t an issue for us. The Dunes Hotel is in a fantastic spot, with easy walks downtown for restaurants, shopping, and museums. We also enjoyed the pool, ping pong table, and morning coffee on the patio. The common areas and amenities are nice, the hotel is clean, and the staff were friendly and professional. For a reasonable price, it’s a solid, modern place with thoughtful touches, and I’d recommend it. The AC in my room, 228, was obnoxiously loud. Earplugs let me sleep, and I should have mentioned it to the front desk. I don’t think it was broken; the unit just seemed old. The room also had a really strong perfume smell from whatever they used to clean or deodorize it. I’m sensitive to scents and use unscented products day to day, so it was a lot for me, though others may not mind. We opened the windows for fresh air and didn’t have the room serviced during our stay, hoping the smell would fade.

For a short stay, the hotel is okay, but several practical things made it feel average overall. The room is narrow and cramped, and the property seems to be an older place that’s been renovated, which shows in both its nice touches and its downsides. Parking is very limited, so if you don’t arrive early, you might not find a space. The room deodorizer also has a very strong smell. They use door codes instead of key cards, so if you leave and forget your code, you can’t get back in until you go to the front desk to get it again. The parking area doors are exit-only, too. If you go to your car for luggage, you pretty much need to bring everything in at once, otherwise you have to walk all the way around to the main entrance to get back inside.

By the end of my stay, I found things pleasant overall, and I liked that staff checked in by text to ask whether the room needed attention or everything was okay. But the service had a few letdowns. Some staff, like other reviewers have mentioned, could be rude and unprofessional. When I asked to extend checkout by an hour, I was granted only half an hour. I was at a conference and explained to the front desk girl that I wouldn’t be done until around 12. Even if the hotel was full on a Friday, I couldn’t see why housekeeping couldn’t have four hours to get the room ready for the next guest. Travelers appreciate hotels making room for requests like that. This is why I lowered the service rating, while keeping the room rating exceptional for its cleanliness. On the first night, I was disappointed to learn at check-in that my room was at the far end of the second building, the very last room, far from the lobby and hotel entrance. I’d booked 3 nighs two months ahead and asked for something closer, but was told the hotel was fully booked. I pointed out how odd it seemed to be assigned such a distant room after booking so early. The staff member then called it the best room because it had “the mountain view.” That felt like a lie to my face. Better to be quiet than say that to a customer. The room itself was stunningly clean and neat, as clean as rooms I’ve had in 5 star hotels. I’ll judge the rest of the experience over the next 3 days.

We like that breakfast next door is an easy walk, and we can stroll out for ice cream too. The Dunes is just off the main road, away from most of the heavy traffic, and it’s an easy drive to the touristy places in PS. I’ve stayed a few times and love bringing my son. The clean rooms are big enough for a family. Nice job turning an old hotel into a dog, price, and kid-friendly place. It’s exactly what we need for a quick getaway: a simple room where we can relax and find food when we want it, at a budget-friendly rate in PS.

The staff were attentive and greeted us whenever we came through the lobby. My boys enjoyed the free snacks and fresh fruit, and I had coffee every morning. We liked the vibe, the complimentary beach cruisers, and the vending machine room. Our 1 bedroom for four had a microwave, mini frig, and coffee maker. We also appreciated the convenient location, free parking, and clean hotel. We came to PS with family from LA & AZ for a 70th birthday, and a few of us booked rooms at the Dunes after ditching an expensive hotel with $50 parking. The staff member Lupita recommended the breakfast place next door, a Bit of Country. It was on point: great food and a very sweet waiter, Armando. The only thing missing was a tip jar! Party of 4, with kids 13 & 9. We had a fantastic weekend and will book here again.
