We could walk to everything from this spot right downtown Royal Oak. Breakfast was amazing, the room was really clean, and I liked having a couch in it. The staff were friendly too.

The third-shift guy was fantastic and very kind. At check-in, though, the woman was snarky and rude, and the man with her seemed to think her treatment of a customer was hilarious. I wouldn't give full stars for that.

The hotel's location is good, the building is fine, and the staff are friendly. But the hot water delay is a huge turnoff. The shower took about 10-15 minutes to get hot every morning and night, all three days. I've never had this happen at another hotel. I won't stay here again and wouldn't recommend it to anyone bothered by this. If waiting doesn't bother you, it's a good hotel.

The location was super convenient, the room was nice, and parking was free. We left too early to use the free breakfast, but it was a nice bonus. No complaints, and I'd stay here again.
