Rye Motor Inn - Oceanfront, Walk to Beach

The one small drawback was the bed, which wasn't comfortable. Still, I highly recommend this cozy, immaculate place. It's adults only, so it's very quiet, and the staff were attentive. The Miami 1950s decor is great, and the amenities are plentiful, with a kitchen, appliances, and dinnerware. Everything was well maintained, the landscaping looked great, and it probably had the best motel or motor inn pool I've ever been in. Grills are available, too. Fantastic location.

We rented two rooms and spent most of our time relaxing by the pool, which was the perfect temperature. The property was super clean, and the rooms were cute and comfortable. We grilled and ate at a picnic table under an umbrella. Wallis Sands beach is right up the road, and management was great. Just the kind of place for family summer fun.

We loved the place. Our friends had a regular room, and we stayed in a bangalow with a really nice deck. Both were great. The hotel is newly renovated, clean, and hip, with a pool and cute room decor.

We picked this small, plain roadside motel for its pool and for being near Odiorne Point State Park, with its walking and bicycle paths. It's on the Rye- Portsmouth line, near the ocean but without real views. Check-in by text felt a bit restrictive, and the motel is right off A1, where we heard loud trucks until 10 at night. The outdoor pool was nice, though the water was cold, about ambient temperature, in early August of 2025. Our room was about average size, with new kitchen fixtures, a frig, coffeemaker, toaster, cups, and silverware. But there was a foul smell as soon as we arrived, and it stayed through our whole visit despite Jolene's ( from office) spot spraying and a second cleaning. The split AC seemed to be the cause. There weren't other services or real food on site, though drinks were in the refrigerator. For a high-end price, we found the room average apart from the location, and the negatives left us underwhelmed.
