The hot tub, breakfast at Oscar’s, and being close to Zion NP made this feel like a great value. Our room was cozy and had everything we needed, and Eric was helpful whenever we had questions. A delightful stay.

We were right across from a grocery store and the shuttle stop, which made getting to the park easy. Our family spent Thanksgiving, November 24-28, 2025, at Under the Eaves, and we'd happily return whenever we visit Zion. Eric and Amy clearly take pride in the inn, with care in all the details. It has a charming 1930s look but feels thoroughly modern, and our beds were new and comfortable. We had a suite that slept five, with a full kitchen, dining room, and parlour. Breakfast was included and fantastic. There are also smaller one-bedroom rooms. We had a superb stay and thought it was tremendous value.

The location and breakfast were the best parts, though breakfast was served at a nearby café rather than at the "B&B". The room felt more like a youth hostel: about 9' x 9', with the sink in the room, and there wasn't space to open a suitcase without blocking the door. We could hear neighbors, and the creaky floors made sleeping difficult. The toilet is inside the shower, an “RV-style” arrangement that wasn't clear in the photos or description and surprised us since we don't know RVs. Some of the design felt impractical too, like having to set the coffee maker on the floor to reach an outlet. The water and ice from the machine smelled. Expedia and other sites rate it 8.6, “Excellent,” but I disagree.

The courtyard was a highlight, and the views were spectacular. We could park before check-in and head out for a bike ride in the park. The location is central in Zion, across from a store and next to a wonderful restaurant. The place was adorable, quaint, clean, and comfortable, with everything we needed. The owner was gracious, and the little shared space had generous extras like a fridge, microwave, and dishes. We came from Boise and will be back!

We loved unwinding in the hot tub after days at Zion, and breakfast at Oscar’s Cafe, just a minute away, was delicious. January was a perfect time to visit Springdale and Zion. We booked Under the Eves at the last minute, and its historic charm in the heart of Springdale was just right. Our room used to be an artist's studio, with a very comfortable king bed, foam and feather pillows, two leather club chairs, a Kuerig, and a beautiful bathroom. We can't wait to visit again.
