For the cost, it's good value and not bad at all. The amenities were about what you'd expect, and the Wi-Fi worked alright. The fridge had a bit of a smell, maybe it needs deodorizing. There isn't breakfast, though they do put coffee out in the lobby or check-in area in the morning. It's a very basic coffee setup, just powdered half-and-half and Sweet'N Low, with no sugar, stevia, or other powdered or liquid creamer. Still, at least there's something.
The room was filthy and smelled awful, with mold around the shower and stained sheets. The showerhead didn't work, so we couldn't even shower. The walls had peeling, drooping paint and water damage, only one lightbulb worked, and the carpet was crunchy. We paid $500 for three days, which felt ridiculous for what we got, especially since they don't offer breakfast. The staff were nice, but I've never felt so dirty staying somewhere. We'd stayed here before, but after this, we won't again. If I'd known what it was like now, I'd definitely have picked another motel. This was the most ghetto motel I've been in.
Update, January 2026: The neighborhood feels safer than average, and the location is even more convenient than I'd expected. The outside of this budget motel looks pretty grimy, with cigarette butts scattered around. There used to be breakfast, and third-party booking sites may still list it by mistake. There is coffee in the morning. But inside, I found the King Room really good for budget lodging: simple and clean, with working microwave, fridge, TV, HVAC, plumbing, outlets, lights, bed, linens, and Wi-Fi. I saw no signs of insects. I've only looked closely at this one room so far. The staff I've met have been helpful and upbeat.
I stayed at nearly every cheap motel in St. George while traveling in and out of Southern Utah during the summer of 2025 for custody reasons. Having tried so many, I can recommend Antonio and his team here enthusiastically. I've stayed more than a dozen times, and he's always been kind, polite, and accommodating, day or night. He hasn't forgotten that customers are what keep a business going. The location is right in the center of town, just off Flood Street and St. George Blvd. It worked perfectly for family outings, with Vernon Worthen Park and the St. George Rec Center just one block away. The rooms aren't what I'd call nice, but compared with a typical motel room, they're above average: larger, carpeted instead of linoleum, with full-size bathrooms and a full cable selection for TV. After years of traveling across generations and countries, I've found cultural misunderstandings at some budget hotels here can be frustrating. At three other properties, I was later charged a pet deposit or nightly pet rate despite not having a pet. I have a prescribed Emotional Support Animal (ESA), which doesn't qualify as a pet under the law. I've had to show prescriptions to front desk staff and file bank disputes over the misunderstandings and accusations. Another property tried to charge me more than $150 extra because my children slept in my room. They said I hadn't listed my kids, which was true, but I had included all adults, my wife and me. It seemed like another simple misunderstanding with culturally ignorant staff. A couple of things kept this from being an amazing stay. They don't offer breakfast, unlike the other Rodeway Inn. In fact, there's an optional extra charge listed for breakfast, but it gets you nothing, which is disappointing and confusing. Also, the pool is awesome when it's open, but I don't understand why the owners paid to excavate a pool without spending about 10% more for a hot tub. Even Motel 6 has one, lol. Life isn't perfect, and neither is this place, but I'll definitely return. Our family can't thank Antonio enough for the quality service.
Everything was pretty good, and I had no complaints until about an hour and a half before checkout, when the cleaning lady walked straight in without knocking or warning. I don't know why she did that. It's also weird that the door lock that should stop someone from just walking in had been violently ripped off a while ago and never fixed. Other than that, it's a good place, and I'd choose it over other spots in the area again.
