The main reason I wouldn’t book again is the lack of proper booking support, including a change or cancellation policy. I paid $100 per night, and if you have a car, I’d look outside downtown. There were two parking spots on the property, plus street parking. There was no front desk for check-in or checkout, and no way to reach management with questions or requests. I had to pick up my key at Ponce de Leon Hotel. The room was almost okay, but had a strange smell, maybe from behind the wall. The bathtub was oddly placed right in the room, separated only by a shower curtain. Once I worked out how to adjust the shower head, the hot water pressure was good. The room reminded me of an old house in a poor European neighborhood, and I don’t understand why the owner doesn’t maintain it better. The window AC looked cheaply installed without proper sealing, and it was loud. I’m not sure there was breakfast, or I may have missed it.

The building was so noisy that we could hear every little step other guests took. The ceiling fan rattled loudly and needed balancing. In the room, plumbing fixtures looked cobbled together with spare parts, and several joints in the wall were cracked. The shower was grotesque and needed more than a deep clean. There were rat traps in the shared area. The place looks nothing like the pictures. Our room was falling apart, and this was the most disgusting place I’ve ever seen. I can’t stress it enough, stay away.

We booked two nights but left without staying either one. The place looked nothing like the pictures, and the room was disgusting. The toilet seat was broken off, the toilet wasn’t secured to the floor, the room was dirty, and the sheets were stained. The window AC was plugged into an extension cord that also powered a mini fridge, which felt unsafe. The smoke smell when we entered the home was so strong it made me sick. This is the most disgusting place I’ve ever seen.

The address in most map apps will lead you a block north of the actual house, and it took us about 40 minutes to find the place. Check the house photo when you get there, and you’ll spot it. The modern apartment building one block up is the wrong place. Once we found it, I was pleasantly surprised. It’s a large house arranged as a B&B, with big, clean rooms in a rustic Victorian style. The staff were incredibly friendly, and they let you make yourself at home throughout the place.

The location is definitely the reason to stay. It’s in a nice, safe neighborhood, very walkable, and close to downtown parks, restaurants, and nightlife. But this wasn’t a bed and breakfast for us. There was no breakfast, so they should remove it from the title. The in-room coffee tasted terrible, and the sugar and creamer were so old they’d gone solid. Our room was clean and a comfortable temperature, with an old but comfortable bed and an extra blanket in the wardrobe. The decor was very dated, unlike the quaint rooms shown on the website, and the walls badly need patching and paint. There are only five parking spaces, so good luck getting one, and management was often absent. We appreciate the old architecture, but the buildings need routine and major maintenance. The pool didn’t look clean, and the hot tub looked like it hadn’t worked for years.
