Allcity Flats at Dupont Circle

Requests are usually taken care of quickly, and the new gym was worth the wait. We love living here. The front desk and maintenance staff are always helpful, and they go out of their way to make our dog feel welcome, whether they’re giving him treats or just happily saying hello.

I’ve found this property management company incredibly frustrating. The dispute is about a rent increase notice that management says was mailed in February, months ago, but I never received it. I only learned of the increase through what they called a “follow-up” notice, about ten days before the increase was due to take effect. That didn’t give me enough notice under standard requirements. Despite my repeated requests, management hasn’t shown evidence that the first notice was actually mailed or delivered. I tried to resolve it with the leasing office, raised it with the property manager, and went in person to discuss it. None of those efforts led to meaningful help. Twice, I asked through the parent company website for Equity Residential to contact me because I couldn’t find another way to escalate the issue. Both times, I was told someone would get back to me within two business days, but nobody did. It’s now been more than three weeks. Management also agreed to remove a late fee tied to the disputed increase, but it was still on my account after two weeks and several follow-ups. Communication has been slow, repetitive, and ineffective. Dealing with the automated “Ella” assistant, scripted replies, repeated “escalations”, and nobody taking ownership felt like being stuck in an Artificial Intelligence loophole. The company’s approach feels rigid, bureaucratic, and dismissive of legitimate tenant concerns. It’s hard not to feel that tenant issues aren’t taken seriously when they affect the company’s bottom line. For a company responsible for people’s housing and my largest monthly expense, the lack of responsiveness, transparency, accountability, and basic customer care has been extremely disappointing.

The building is convenient and well maintained, and over the past two years I’ve had a very positive experience living at The Flats at Dupont Circle Apartments. The leasing office and service team have communicated clearly and treated residents warmly. Kisha, Michael, and Thuraya have been especially wonderful. There was some construction during my stay, but management did a good job keeping the noise and disruption down. Living here has been convenient and hassle-free. I don’t regret choosing this place, and I’d gladly return if I had the chance.

After a little over a year living here, I’m still very happy with my stay. The gym and other recent renovations have been great, and maintenance requests get handled quickly. Everyone on staff is unusually friendly for this city. I’m looking forward to staying longer.
