Getting in was easy with the key code they sent about a day before arrival, and everything went smoothly. The location is excellent and the price is reasonable for the area, though the place could use better upkeep. The breakfast was simple, as advertised, and coffee was self-serve from a Keurig. There wasn't a coffee maker in the room. The room was roomy but felt sparse, with little furniture and a lot of empty space. Beds were raised like bunks, though not stacked, and a two-drawer unit underneath was the only storage. There was no closet, just a few wall pegs and hangers. The shared living room on the main floor was much nicer. Rooms are on floors two and three, and there's no elevator. The stairs are narrow, steep, and creaky, like in an Amsterdam canal house. The rooms were described as unfussy, though I'd call them spartan. They're perfectly usable if that kind of stay works for you.

Keisha was so warm and welcoming, and really helpful. I'd happily stay again. The neighborhood is gorgeous, and Capitol Hill was an easy walk. I felt safe walking back alone after dinner. A convenience store a block away has fruit, snacks, wine, and other things you might need. My room was tiny, but that was clear in the listing, and it was clean and comfortable. I was nervous about sharing a bathroom with my early morning meetings, but it worked out fine. Breakfast was basic cereal, toast, and coffee, just as advertised, and was enough to get me started. For the price, which was much lower than other options nearby, this place was phenomenal.

The main floor has a big sitting area with plenty of seats and a TV, and breakfast was fine: toast, oatmeal, fruit, and coffee. Dominique was kind and accommodating. The rooms are just right for sleeping, and I had no problems during my stay. It's a charming old house, beautifully updated and well cared for, which is hard to find in the US. The floors creak and doors can squeak, of course. You're close to other guests, and someone might leave an alarm ringing early, so light sleepers should bring earplugs and a sleep mask. The location is amazing for the price.

We had a nice stay in the end, and it's close enough to Union Station and the Capitol that we walked everywhere. The blankets kept me warm even though the building was drafty. We were surprised to find we'd been put in the basement when we thought we had an upstairs room. It was okay, but the dryer made a horrible racket while the host was there. On our first morning, shortly after breakfast began, there were only four slices of bread and no milk or juice. We thought, well, okay, but about half an hour later everything had been restocked and we were happy. It's a nice, inexpensive place, and you get what you pay for. If you're fine with an older, drafty place in winter, stairs, and not having your own bathroom, you'll manage. At first we weren't sure about it, but the experience improved over our three nights.

The room was clean, the building felt safe, and the location and price were good for a short visit. The B&B was mostly empty while we were there, so sharing the bathroom wasn't a problem. The check-in instructions never came by email as promised. When I called, they gave me two codes by phone. I couldn't write them down, so I asked them to email the codes, but was told to call again instead. The first code was one digit off, though we guessed correctly and got into the building. We thought the second code was for the room door, but it turned out to open a locker where we could get the room key. I booked for two people and got only one towel. It was 30F outside but must have been 90F in the room. I woke up sweaty and dehydrated, and even with the window open it stayed uncomfortably hot.
